I hope you will find the in- <br />formation in this letter satisfactory to meet that requirement. <br />If not, possibly you could draft an outline of an impact state- <br />ment, using the information provided herein. <br />I have been trying to run down the estimated 900 employees in <br />the proposed building and haven't been able to come up with any- <br />thing approaching that figure. First of all, this building is <br />to be occupied mainly by professionals, either in the legal pro- <br />fession or CPA's, etc., as well as para-professionals such as <br />life insurance personnel and engineers. At least these are the <br />requests for space that we are presently receiving. We have <br />taken a typical lawyer's office and discovered that a firm <br />occupying 4,100 square feet would have approximately 16 employees. <br />That works out to about 260 square feet per person, which would <br />make the occupancy of the building around 350 persons, based <br />4 •k;���� o.n 91,000 square feet of rentable .space within the building. <br />1' Assuming that this is a little lower density than throughout the <br />e bt+ rest of the building, we have applied to this a factor of plus <br />25%, coming up with approximately 437 occupants. Let's round <br />that up to 450, to be on the safe side. This is exactly one- <br />half of the number estimated by your group. <br />We have also studied the code for the City of Everett and have <br />determined that under the code as we interpret it, it would be <br />necessary to have 267 parking places for a building this size, <br />if we were within the code area. <br />We have further determined that there are 354 public parking <br />spaces within 550' of the subject property. This does not in- <br />clude any on -street parking but includes the Diamond Parking <br />lot between Hoyt and Colby, and between Pacific and Hewitt. <br />
