The City of Everett s[ated that the parking <br /> study completed on the site indicates that between 37 to 60 parking � <br /> spaces are needed. The proposed parking of 50 spaces is adequate. <br /> lti. The school, as proposed by the AppLicant, will utilize portables. The <br /> portables will be orientated in an area [hat is compatible with other <br /> uses in the atea. Landscaping will be required to buffer the use from <br /> ad�acent residential areas. All structures will satisfy setback <br /> standards of the City of Everett. No buildings will be over 25 feet in <br /> tieight. <br /> i7. There are no proposed signs ercept a building identification sign. <br /> Category 0 Sign S[andards will he required for all signs placed on the <br /> subject property. <br /> 1i3. The City indicated that a landscaping plan that conforms to the Zoning <br /> Code requirements Eor R-1 zoned property will be required. It mus[ be <br /> submitted prior to [he issuance of building permits. The Applicant <br /> supported this condition. <br /> 19. :1lthough noise levels will i¢crease during construction, they will not <br /> be detrimental to the other properties in the general vicinity. <br /> Lighting on the site will he directed away from the surrounding <br /> properties and will not liave an adverse impact. <br /> 20. The Everett General Plan designates the subject property as Schools and <br /> Churches. The proposed use as a high school will be compatitle with <br /> [his designation. <br /> 31. The Mukilteo School District will canstruct the project to be consistent <br /> with all ordinances of the City of Everett and all State and Federal <br /> regulations. <br /> 22. Category II wetlands are located on the south boundary of subject <br /> property. A minimum aree of 50 feet with a 10 foot construction setback <br /> is called out on the site plan. This 60 foot buffer will be fenced [o <br /> prevent construction in the area. Such a buffer will protect the <br /> wetlands. <br /> 23. In addition to the wetlands, a detention pond is propoaed. The <br /> detention pond will not drain into [he wetlands but will have an outlet <br /> to [he City ctorm drainage system. <br /> 24. The quantity and rate of water entering the wetlands will be dete�ined <br /> from review o[ the current conditions on-site. <br /> 25. A vegetated swale will be located immediately east of the temporary <br /> buildinss and soutli of the temporary buildings. The vegetated swale <br /> will al.low Eiltration of the waters to prevent any contamination of the <br /> wetlands. <br /> ?6. The parking lot on-site will be paved. Measures �rill he taken to <br /> protect any contamination from the parking lot. <br />
