Compliance must be danonstrated prior to issuance of a building <br /> permit and nccupancy permit. <br /> 3. Physical Setting-Whether the proposed Binding Site Plan, site plen, and other required <br /> application information properly takes into account the topography, drainage, vegetation, soils, <br /> and any other relevant physical elements of the site. <br /> in in • The entire site is subject to surface mining pecmits issued by the Washington State <br /> Department of Natural Resources(DNR). Much of the site has been mined over the past forty <br /> years, and the remaining area will be mined in the near future. The site is drained by three <br /> drainage basins: Merrill and Ring Creek on the west, Glenwood Creek in the central area, � have <br /> Pigeon Creek No. 2 on the east side. All portions of these basins within the subject property <br /> been or will soon be mined in accordance with the DNR permits. Remaining stap sloped aress <br /> must be reclaimed in accordance with an approved DNR Recl�mation Plan. Discharge of <br /> stortnwater from the site will be directed to the drainage basins u they existed prior to mining <br /> activity. <br /> There are no regulated streams or wetlands within the 239-acre parcel. <br /> At the time of development of individual lots, the geotechnical report will have to be updated to <br /> address specific building and development setbacks from steep slopes for the industrial proposals, <br /> as well as the need to maintain vegetation in the�etbacks. <br /> Stonn drainage improvements will be provided per Ciry Standards. Additional geotechnical <br /> analysis will also be required for any drainage facilities near steep slopes• <br /> �onclusions: All development on the property must comply with City standards for drainage <br /> improvements and with the zoning code buffer requirements for stap slopes. Geocechnical <br /> report updates will be required for individual developments to detertnine if additional <br /> setbacks/buffers are required from the steep slopes. <br /> Z �q <br />
