Historic and Cultural Preservation. ff any a�haeo�ogical rosources or humam m�ains are <br /> found during construcdon, the project proponent shatl contact the Tulalip Tribes,the City of I <br /> Everett Planning and Communiry Development Department, and tI►e State Office of <br /> Archaeology and Historic Preservation. This contact will initiate a consultation process for <br /> detertnining subsequent actions. (SEFA Land and Shoroline Use Policies) <br /> Section 2: TRANSPORTATION <br /> 2.1 T6reshold <br /> Any development that exceeds 30 peak hour trips per net developable acre must complete <br /> additional traFfic analysis. (This is 2 times the average PM peak hoar trips per acre projected.) <br /> Net developable acres is the area of the site minus environmentally sensitive areas. <br /> 2.3 Mitigation Mcasures <br /> 1. All development must pay a fee of 51,006.00 per PM peak hour trip to fund system-wide <br /> transportation improvements. The tra�c mitigation fee for this project $105,360.00 must be <br /> paid to the City prior to issuance of the first building permit. <br /> 2. Unless othenvise approved by the Ciry Traffic Engineer, each development must submit a � <br /> design traffic study that analyzes access capacity,site-specific safety issues, and site-specific <br /> construction impacts. The Traffic Engineer will use this study to set the design criteria that <br /> will apply to development proposals. Improvements necessary for safe and adequate access <br /> to a site are the responsibility of the developer, including traf�ic signals and roadways <br /> installed to pruvide direct access to a site. Facilities such as bus stops and shelters may also <br /> be required. Decisions by the Traf�ic Engineer may be appealed to the Hearing Examiner. <br /> (SEPA Transportation and Land and Shoreline Use Policies) <br /> 4. Transit routes/schedules and I»gh occupancy vehicle information must be prominently <br /> displayed for employees at on-site commute information centers and neac associated <br /> walkways. Preferential parking space locations for carpools and vanpools must be provided <br /> on all sites. B�ildings must inco[porate bicycle and pedestrian amenities such as lockecs, <br /> shower rooms, and bicycle stands. (SEPA Transportation and Land and Shoreline Use <br /> Policies) <br /> I Section 3: EARTH/GEOLOGICAC,LY HAZARDOUS AREAS <br /> 3.1 Threshold <br /> .411 slopes that are not designated environmentally sensitive may be modified.
