Memo to File dated 1i)-6-82 from Gerry Ervine <br /> After due consideration of the testimony and evidence presented by the Applicant, <br /> testimony and evidence elicited during the public hearing, and as the re:.ult of the personal <br /> inspection of the subject property and suRounding areas by the Everett Hearing Examiner, <br /> the following findings of fact and conclusions constitute the basis of the decision of the <br /> Everett Hearing Examiner <br /> FINDINGS OF FACTS <br /> 1. The application is for the approval a Special Property Use Permit fir the <br /> construction of a fire station at 14th Avenue and 112th SVeet S.E., Everett, <br /> Washington. The fire station will be part of the Fire DepaRment system within the <br /> City of Everett and will provide fire protection for the Silver Lake area in the <br /> southeast portion of the City of Everett. The proposed fire station will consist of a <br /> 3,000 square foot building, two apparatus bays, and seven parking stalls. The <br /> station will house a three-man crew. tn addition, the development will include <br /> installation of a 500 gallon above ground fuel tank. <br /> 2. In 1990, the City of Everett considered additional s�tes for fts fire department <br /> system. The City determined that the subject property would be appropriate for a <br /> temporary site that would have enough room for one truck with three fire fighters. <br /> After the site has been used for temporary fire services, it will be turned over to the <br /> Parks Department. <br /> 3. The subject property is 1.28 acres and is zoned R-1. The subject property is flat <br /> with little, if any, slope. It is currenty undeveloped. <br /> 4. The properties to the north, south, east, and west are zoned R-1. The property to <br /> the north is developed with single-family residences. to ther we tl ssparking.outh <br /> and east are devebped wkh parks, while the property <br /> 5. The proposed project dces not front Silver Lake ancl is located over 700 feet from <br /> the lake. As a resuk, the project is not subject to review under the Shoreline Act of <br /> the State of Washington nor the Shoreline ordinances of the City of Everett. A <br /> shoreline permit is not required. <br /> g. The Special Property Use Pertnits within the City of Everett are regulated pursuant <br /> to the provisions of the Everett Municipal Code (EMC) 19•41•150. A Special <br /> Property Use Permit is required pursuant to the Use-Standard Table for R-1 zoned <br /> property as set forth in EMC 19.08.010.
