College's existing on -site sidewalk system. Also, full curb, gutter and sidewalk improvements per <br />City standard sha,! be added to the south side of Tower Street from Broadway east to connect to the <br />existing sidewalk improvement at the bowling alley property. The existing curb return at the bowling <br />alley property shall be eliminated and replaced with a City standard dri eway apron (no intersection <br />type driveway). This shall include the area north of Shucksan Hall on t ie South side of Tower <br />Street. <br />22. Any broken or damaged sidewalk o.i the College's frontages on publi:, streets shall be <br />repaired/replaced per the direction of the City Public Works Inspector. <br />23. City of Everett demolition permits are required to remove existing structures. <br />24. City of Everett building permits are required for construction of new structures. <br />25. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998- <br />94 and subsequent revision are applicable. These charges are based on projected water usage and <br />can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine <br />estimated charges prior to building permit application. The actual charges shall be computed by the <br />Public Works Department per the ordinance in effect at the time and according to the information on <br />the approved plans at the time of building permit issuance. <br />26. Lack of comment on the plans submitted with the application does not con0itute approval of these <br />plans. <br />27, City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br />suppression and street cleaning must occur as directed by the Public Works Inspector. <br />28. New and/or relocated on -site water mains shall be staked within an easement to the City. The <br />easement shall be submitted to the City prior to issuance of permits. <br />29. On -site water system improvements identified to adequately serve this development shall be the <br />responsibility of the College. The improvemen!s shall include, but not be limited to, the following: <br />Relocation of the existing water mains and hydrant to accommodate the new building; A new <br />hydrant to serve the site shall be tied into the 12-inch main in Broadway; And other improvements <br />that may be identified in plan review. <br />30. As-builts of storm sewer, sanitary sewer, and water systems wil: be required to be submitted per City <br />Design and Construction Standards and Specifications frn Development. <br />31. Temporary erosion control measures for construction activity must be operational prior to <br />commencement of any clearing or earthwork. <br />32. If in the future this project is subdivided into additional lots, tracts or parcels using the Binding Site <br />Plan process, the applicant is advised that some building code standards will be different. The <br />applicant is encouraged to contact the City's Building Department, at (425)257-8810 to determine <br />how these standards will apply. <br />33. A pedestrian circulation system for the site must be approved by the Planning Director and Traffic <br />Engineer prior to the issuance of any building permits. Walkways must allow pedestrians and <br />wheelchairs to gain easy access from sidewalks and bus stops to building entrances through the use <br />of paths which are physically separated from vehicle traffic and maneuvering areas. (See the city's <br />Design and Construction Standards and Specifications Manual and Section 39.165 of the Zoning <br />Code.) <br />to <br />
