6. The proposed use of the property and the restrictions which the applicant has volunteered <br /> to place on the property will ensure that the future uses on the subject property will be <br /> compatible with the residential uses abutting the subject properties; <br /> 7. Circumstances which have changed since the comprehensive plan was adopted in 1994 <br /> include the amendment of the designation of the 19th Avenue SE corridor from "Medium <br /> Intensity Mixed Use Corridor"to "High Intensity Mixed Use Corridor;" <br /> 8. The proposed land use amendment/rezone and subsequent site development under the <br /> new zoning will result in the elimination of two single family dwellings, and the loss of <br /> 13 potential additional housing units; and <br /> WHEREAS, with regard to the George Kaneris property located east of 19th Avenue SE, north <br /> of 116th Street SE,the City Council finds: <br /> 9. The proposed amendment and rezone will allow the subject property to be combined with <br /> other adjoining B-1 zoned property for efficient redevelopment of a unified site <br /> development plan, consistent with the Commercial Land Use policies; <br /> 10. The future development of the subject property will be through the Shoreline Permit <br /> review process which will allow for public input and mitigation of potential impacts to <br /> surrounding properties; <br /> 11. The redevelopment of the subject site will result in the loss of one single-family dwelling <br /> unit; <br /> 12. The proposed amendment and rezone will make the existing B-1 zone less irregular in <br /> shape and result in a more usable development site than allowed by the existing zone <br /> boundaries; and <br /> WHEREAS, with regard to eight City Parks which are shown inaccurately on the Land Use Map, <br /> the City Council finds: <br /> 13. The amendment to the Land Use Map is necessary to accurately depict the boundaries of <br /> City park lands which were either not shown or were shown incorrectly on the Land Use <br /> Map, including Hannabrook Park, J.J. Hill Park, Johnston-Kelly Park, Judd and Black <br /> Park, Howarth Park, Rotary Park, Thornton Sullivan Park, and Henry M. Jackson Park. <br /> WHEREAS, with regard to the Eastmont single family neighborhood, the City Council finds: <br /> 14. The proposed amendment reducing the comprehensive plan density for the 693 acre area <br /> would implement comprehensive plan objectives calling for preservation of existing <br /> neighborhood character; <br /> 15. The land use designation and implementing zoning would be the City's nearest <br /> equivalent to the existing Snohomish County R-9600 zoning designation; <br />
