• <br /> 3. Buildings with street frontage on any of the East-West Street View Corridors <br /> indicated on Map No. 28-3 shall be setback a minimum of thirty (30) feet or more <br /> above the highest elevation of the public sidewalk immediately contiguous to the <br /> lot upon which the building is proposed to be located. All buildings located on <br /> such designated East-West Street View Corridors shall be built up to the street <br /> right-of-way line except as otherwise provided in Subsection 22.020.A. <br /> 4. An alternative method of design may allow for modification of the requirements <br /> of subsections 1, 2 and 3 of this Paragraph, as provided in Subsection 22.020.F. <br /> is hereby amended to read: <br /> A. Required Setbacks. There shall be no minimum setbacks in the B-3 Zone. <br /> However, no portion of a setback area located between a building and the public sidewalk <br /> shall be permitted to be used for off-street parking. <br /> Section 19. Section 22.020.B of Ordinance #1671-89 (EMC 19.22.020.B), which reads: <br /> B. Building Height. Buildings located within the B-3 Zone shall be permitted to have <br /> a height which is the lesser of 1.5 times the width of the lot on which the building is to be <br /> located or the height indicated on Map No. 28-1. Building height in the B-3 Zone is <br /> measured as the height above the highest point of any public sidewalk immediately <br /> contiguous to the lot upon which the building is proposed to be located. <br /> is hereby amended to read: <br /> B. Height of Building or Structure. Buildings located within the B-3 Zone shall be <br /> permitted to have a height no greater than indicated on Map No. 22-1. Building height in <br /> the B-3 Zone is measured as the height above the highest point of any public sidewalk <br /> immediately contiguous to the lot upon which the building is proposed to be located. <br /> Section 20. Section 22.020.0 of Ordinance #1671-89 (EMC 19.22.020.C), which reads: <br /> C. Gross Floor Area Ratio (GFAR). <br /> 1. Buildings located in the B-3 Zone shall be permitted to have a <br /> maximum gross floor area ratio as stated in the Use-Standards <br /> Table, except as otherwise provided. Gross floor area figures do <br /> not include the square footage for parking and maneuvering areas <br /> developed as an integral part of a building. Increases in this <br /> ma= mum gross floor area ratio can be granted as provided in <br /> Subsections 2 and 3 of this Paragraph. <br /> 2. Buildings located in the „B-3 zone may exceed the maximum gross <br /> floor area ratio stated in the Use-Standards Table if amenities <br /> which comply with Subsection 3 of this paragraph are provided. <br /> The Planning Director may approve a bonus in the Basic Gross Floor <br /> Area Ratio for amenities provided based upon plans and information <br /> provided during the administrative review process. <br /> 4/7"J <br />
