and conditions for the use of the land as established by the City; (c) contains <br /> provisions making any development be in conformity with the site plan; (d) <br /> contains provision in which an applicant can offer for sale, lease transfer of <br /> ownership of lots, parcels, tracts or sites; and (e) contains provisions for <br /> including required dedications and shall be filed for record with the County <br /> Auditor and contains all elements and requirements set forth in State Law and in <br /> this Ordinance. <br /> 5. Business Zone. All "B" prefix zones as established in Title 19 EMC, as <br /> amended. <br /> 6. Certificate of Occupancy. A certification by the City that a building has been <br /> approved for occupancy by the public. <br /> 7. City. For purposes of this Ordinance, it shall be the City of Everett. <br /> 8. City Standards. The City of Everett Public Works Department Design and <br /> Construction Standards and Specifications <br /> 9. Commercial Zone. All "C" and "WC" prefix zones as established in Title 19 <br /> EMC, as amended. <br /> 10. Condominium. Real property, portions of which are designated for <br /> separate ownership and the remainder of which is designated for common <br /> ownership solely by the owners of those portions. Real property is not a <br /> condominium unless the undivided interests in the common elements are <br /> vested in the unit owners, and unless a declaration, a survey map and plans <br /> have been recorded pursuant to the Horizontal Property Regimes Act Chapter <br /> 64.32 RCW Condominium Act - Chapter 64.34 RCW. <br /> 11. Contiguous Property Owners . Land adjacent to other land which is not <br /> under the same ownership and not separated by public right-of-way. <br /> 12. Division. A segregation of lot or lots within a Binding Site Plan. <br /> 13. Industrial Zones. All "M" prefix zones as established in Title 19 EMC, as <br /> amended. <br /> 14. Phasing Plan. A plan approved by the City for incremental installation of <br /> public and private improvements. <br /> 15. Site Plan. An accurate drawing to scale as required by the site plan <br /> checklist for Binding Site Plans in the Planning and Community Development <br /> Application Packet and which meets the minimum requirements as set forth in <br /> this Ordinance. <br /> 16.
