Review Process for Binding Site Plan with a Previously Approved Site Plan <br /> E. Effect of Preliminary Approval <br /> F. Time Limits <br /> A. Pre-Application <br /> 1. Meeting: <br /> Prior to submittal of a Binding Site Plan application for consideration by the City, <br /> the applicant may request a pre-application meeting with City staff on the <br /> express conditions that the City, its officers, and employees shall be held <br /> harmless and released from any claims for damages arising from discussions at <br /> said pre-application meeting. The City and the applicant may discuss the <br /> general goals and objectives of the proposal, the overall design possibilities, the <br /> general character of the site, environmental constraints, and standards of <br /> development. The focus of the meeting shall be general in nature and none of <br /> the discussions shall be interpreted as a commitment by the City or applicant. <br /> 2. Preliminary Drawings: <br /> a. Binding Site Plan - The applicant shall provide a preliminary drawing to scale <br /> showing approximate lot layout meeting normal survey standards and a <br /> proposed site plan or approved site plan showing all dimensions, circulation, <br /> building location, parking, landscaping and utilities. If the proposed <br /> development is to be phased, copies of the proposed phasing plan shall be <br /> submitted. <br /> b. Legal Description - The applicant shall provide a legal description of the <br /> property. <br /> c. Vicinity Map - The applicant shall provide a vicinity sketch of the subject <br /> area. <br /> d. Required Information - If all required information is submitted, a pre- <br /> application meeting will be scheduled with the City. <br /> B. Application Submittal <br /> 1. Fees: <br /> The applicant shall pay the required fees when submitting the Binding Site Plan <br /> application. <br /> 2. Application Documents: <br /> An applicant for a Binding Site Plan shall submit an application form, legal <br /> description of the property, a vicinity map, declaration of ownership, a listing of <br /> the names and addresses of the adjacent property owners, an environmental <br /> checklist, a proposed Binding Site Plan map, site plan, phasing plan, and other <br /> required application information as defined by the Planning and Community <br /> Development Application Packet. <br /> 6 <br />
