3.3 Maximum Lot Coverage (for building footprints only): 64% <br /> 3.4 Building Heights: <br /> 3.4.1 For the portion of the site between the projected center line of <br /> the 12th Street ROW and the 35-foot greenbelt buffer adjacent <br /> to the north property line, building height will be limited to 45 <br /> feet. <br /> 3.4.2 For the portion of the site to be used by the Utility Building, <br /> which is south of the projected centerline of 12th Street, <br /> building height shall be limited to 85 feet. <br /> 3.4.3 For the portion of the site between 13th Street and the <br /> projected centerline of 12th Street ROW and from the west <br /> property line east a distance of 320 feet to the east, the height <br /> shall be limited to 175 feet. <br /> 3.4.4 For the portion of the site from 320 feet easterly of the west <br /> boundary line to the greenbelt buffer adjacent to the east <br /> property line, the height shall be limited to 75 feet, provided <br /> any building located south of the extended centerline of 12th <br /> Street and between the extended centerline of Oakes Avenue <br /> and the east property boundary shall step back from the east <br /> property boundary above the 4th story. <br /> 3.4.5 Any parking structure immediately adjacent to residential <br /> development will be limited to a 45-foot height. <br /> 3.4.6 For the pedestrian corridor and bridge wing over 13th Street, <br /> the height will be limited to three stories above the clearance <br /> required for 13th Street. <br /> 3.4.7 Mechanical and electrical equipment, elevator and stair shaft <br /> enclosures, and other building appurtenances may extend <br /> 22 <br />
