5 <br />access may also occur from 12`h Street at the eastern property line <br />of the ECC Property. <br />• Both vehicular and pedestrian access points should be clearly <br />visible from adjacent streets. <br />4.1.5 Parking Lots — Screening and Landscaping: <br />Intent: To reduce the visual impact of parking lots and define <br />pedestrian and vehicular circulation. <br />Guidelines: <br />• Trees should be used to break up large surface parking areas at one <br />tree per six parking stalls in accordance with EMC 19.35.080. <br />• Trellises, low decorative walls (max 30" high) or raised planters <br />should be used to screen parking lots from adjacent streets and <br />walkways. <br />• Wheel stops shall be used to prevent vehicles from overhanging <br />into planting areas. <br />• Parking lots will provide Type III landscaping along the street <br />frontage. <br />• The landscape planting areas between the sidewalk and the parking <br />lot shall be 10 feet wide.
