counted as new impervious/paved surface, along with other created surfaces, for the <br /> determination of stormwater treatment and detention requirements. <br /> 32. Premise identification and all required Fire Department access roads and fire hydrants <br /> shall be in service prior to commencement of construction. <br /> 33. Minimum fire flow requirement for single- and two (2) family dwellings under 3,600 <br /> square feet is 1,000 gpm; over 3,600 square feet, fire flow is according to 1994 Uniform <br /> Fire Code, Appendix III-A. <br /> 34. A condition must be placed and recorded on the final plat map that, "The future <br /> dwellings on lots 2 through 4, and 6 through 11 will be subject to the small lot <br /> development standards in Subsection 7.010 of the Zoning Code". <br /> 35. Building setbacks on the Final Plat Map and Site Plan shall be dimensioned and shown as <br /> follows: <br /> • Lots 5, 6 and 7 shall have a ten(10) foot rear setback, abutting the ESA buffer. The side <br /> setback on the north side of lot 7 shall be a minimum of ten(10) feet. <br /> • Lots 8 through 12 shall have a twenty(20) foot front setback for the garage and fifteen <br /> (15) foot setback for the dwelling. The rear setback shall be a minimum of twenty(20) <br /> feet. <br /> • These setbacks shall be placed and recorded on the final plat map. <br /> 36. Requirement for Maintenance Warranty Bond -after satisfactory completion of the <br /> detention/retention or other drainage treatment/abatement facilities and release of any <br /> performance bond by the City, the developer constructing the drainage facilities must <br /> satisfactorily maintain the facilities for a two (2) year period. A maintenance warranty <br /> bond in an amount equal to 10% of the cost of construction of the drainage facilities must <br /> be posted and maintained throughout the two (2) year drainage facility maintenance <br /> period. This bond may be used by the City to correct deficiencies in maintenance of the <br /> drainage facilities. In addition,the warranty bond shall cover the cost of design defects <br /> and/or failures in workmanship of the facilities throughout the two (2)year maintenance <br /> period. Alternatively, an equivalent cash deposit to an escrow account administered by a <br /> local bank designated by the City may be acceptable. <br /> 37. The existing hedge and evergreen trees along the north property line shall be retained in <br /> order to provide visual separation between the proposed development and the adjacent <br /> residence. Existing vegetation along the property's Mukilteo Boulevard shall be retained <br /> to the maximum extent feasible. This vegetation must be shown on the final landscape <br /> plan. <br /> 6 <br />
