This was <br />determined in the following manner: Due to the extremely large <br />size of the building; the maximum basic fire flow of 8,000 C•PM <br />was required. Because of the noncombustible construction and <br />being completely sprinklered, fire alarmed and 24 hour security <br />provided, a 60% reduction has been allowed; or a net 3,200 GPM. <br />(SEPA Public Services and Utility Policies) <br />Fire alarm system to comply with UFC STD #10-2. A fire hydrant is required within 200 driving feet but not nloser <br />than 50 feet, of every structure per Ordinance 473-80. <br />Additionally, hydrants shall be provided around the building at <br />an average separation between hydrants of 300 feet in accordance <br />with EMC 14.16.570. For Phase 2's 17,500 square feet of <br />warehouse (12 employees), 17,500 scniare feet of production space, <br />and 65,000 square feet of office space a minimum of 195 parking <br />spaces are required. Requirements for parking in Phase 2 will be <br />determined in a subsequent environmental review. (SEPA <br />Transportation Policies) <br />12. Landscaping of the perimeter and interior of the site shall be <br />provided in conformance with the attached Kenilworth Hills Rezone <br />Concomitant Agreement. A landscaping plan for Phases 1 and 2 <br />must be approved by the Planning Department prior to issuance of <br />Building Permits. (SEPA Aesthetics and Light and Glare Policies) <br />13. Drainage - Storm water drainage systems shall be provided in <br />accordance with the concomitant agreement to Rezone 1436-88. <br />On -site detention and grassed lined swales will be required for <br />discharging to both Edgewater Creek and Powdermill Creek. The <br />detention pond for Powdermill Gulch must be designed as a wet <br />pond. An outflow shall be constructed to the bottom of <br />Powdermill Gulch.
