City streets and alleys are to be kept clear of dirt and debris <br />at all times during construction. Dust suppression and street <br />cleaning must occur as directed by the Public Works Inspector. <br />2. Performance guarantees are required for street and utility <br />improvements. <br />3. Permits must be obtained for all fill removed from the site and <br />placed within the City limits. it takes about 35 days (a SEPA <br />review) to obtain permits for any specific site. There is <br />currently a lack of adequate permitted fill sites within the <br />City limits. <br />4. A one-year guarantee is required on the public improvem nts and <br />site landscaping for an amount not less than 10% of the cost of <br />construction and shall run for one year from the date of_.suance <br />of the first occupancy Permit for the project. <br />5. A two-year guarantee .is required for private retention/detention <br />or other drainage treatment/abatement facilities serving areas <br />larger than one acre. <br />6. The on -site watermain will be staked within an easement to the <br />City. The easement will be submitted to the City prior to <br />construction of the watermain. <br />7. As-builts of storm sewer, sanitary sewer, and water systems will <br />be required to be submitted per City design and construction <br />standards and specifications. <br />8. Portable fire protection to be provide as follows: <br />A. Office areas: Maximum 6,000 square feet with maximum 75 <br />feet travel distance. Minimum size 2A-10B.C. <br />B. Production and storage areas: Maximum 3,000 square feet <br />with maximum 75 feet travel distance. Minimum size <br />2A-10B.C. <br />9. Premises to be identified at street entrance. <br />10. Fire Department to be provided with diagrams of floor layouts as <br />soon as practical. <br />11. Recommend installation of knox box emergency system access system <br />or that all exterior doors be struck upon activation of the fire <br />alarm system. <br />12. A Monitored Fire and Intrusion Alarm System should be installed. <br />Each designated portion of the business should be monitored as a <br />separate zone through the master system. <br />L <br />
