Special charges for connection to the utilities system in <br />O <br />04 n <br />accordance with Ordinance 1171-85 are applicable. Parking must be per City Zoning Code and City Design and <br />N <br />Construction Standards. Everett•s Zoning Code does not specify <br />y <br />y o <br />a parking standard for a private recreation facility. Section <br />19.40.030 provides that the Planning Director shall determine the <br />parking requirements in such instances. Twenty (20) staff will <br />be located in the facility, and the peak use is expected to be <br />450 persons. Parking must be provided substantially as shown on <br />the proposed site plan on file with the Planning Department. <br />(SEPA Transportation Policies) <br />7. On -site detention and grass -lined swales are required per City <br />Design Standards. Consistent with the requirements of the Plat <br />of Kennilworth Hills Nos. 1 and 5 and the detention controls <br />provided in the Edgewater Creek drainage basin, the maximum <br />release rate from the required on -site detention system shall be <br />.007 cfs per acre of land tributary to the detention system. If <br />this results in an orifice of less than 2 inches in diameter, the <br />release rate can be adjusted upward to correspond with the <br />discharge rate through a 2 inch orifice. (SEPA <br />Public Services and Utilities Policies) <br />9. <br />A lift station is required to pump sewage to the existing sewer <br />main in Seaway Boulevard. (SEPA Public Services and Utilities <br />Policies) <br />10. <br />A watermain is planned to be looped from Seaway Boulevard to 76th <br />_ <br />' <br />Street S.W. and 40th Avenue W., through this site. This looped <br />main will ultimately provide benefit to this site. Therefore, <br />this proposal must include construction of their portion of the <br />watermain. (SEPA Public Services and Utilities Policies) <br />11. <br />Any new sewer connections will require that a backwater valve be <br />installed per Chapter 14.08.190 of the Everett Municipal Code. <br />(SEPA Public Services and Utilities Policies) <br />o0�( <br />12. <br />Based upon 75,000 square feet of Type II 1--hour construction the <br />basic fire flow requirement is 4,000 GPM, less 50% for <br />- <br />sprinklering of the building, yields a 2,000 GPM fire flow <br />requirement.
