Roberts
 Director
December 5, 1997
Don Tisdel
Tiz Door Sales
21 18 38th Ave.
Everett, WA 98201
Re: Landscape Modification Determination IREVI #37-97)
Proposed Warehouse South of 38th St. east of McDougal (SEPA #64-37)
LANDSCAPE MODIFICATION
Findings: The City of Everett Planning Department received an application frorn Tiz Door j
SalPs to allow a "modification of landscape requirements" for required perimeter lot line
I.;ndscaping on a portion of the subject property located under I-5. The Zoning Code I
requires that a landscape strip a minimum of 5 feet wide be provided along perimeter lot
lines on the subject site. Type III landscaping must be p Jed in these areas, including
trees spaced at intervals no greater than 30 feet on center, shrbs and groundcover. The
oning Code also requires that internal parking lot landscaping be provided, with the
amount of required landscaping based upon the number of parking stalis. The proposal
does not meet the standards. The proposal is to provide increased perimeter landscaping
along the west side of the parking lot and driveway in Iieu of internal parking lot
landscaping, and to eliminate required landscaping under I-5. In addition, perimeter
landscaping would be placed inside the property lines due to steep slopes on the site
associated with side slopes of I-5.
Section 35.070 of the Zoning Code allows he Planning Director to authorize a reduced
width of planting or waive some or all of the landscaping requirements when one or more
specific conditions are met, icluding the following:
When the applicanY proposes an alternative method of landscaping that would
achieve the intent and purpose of the landscaping required in the Zoning Code ar,d
whrch the Director deteimines to provide superio quality through the use of native
vegetation existing on site, preservation of groves o1 tees, preservation o/ wetlands
and/o wildli/e habitai, increasing perimeter landscape width in strategic locations,
poviding unique focal points of interesi, or through othemeans.
When exiting conditions on or adjacent to the site, including, but noi limited o, I
differences in elevation, existing vegetation, location of buildings or utilities would
render rhe requirements of this Section ineffecrive.
CITY OF EVERETT
2930 Wetmore Avenue, Suite 100 • Everett, WA 98207 • (206) 259-8731 • Fax (206) 259-8742
