The Zoning Code I <br /> requires that a landscape strip a minimum of 5 feet wide be provided along perimeter lot <br /> lines on the subject site. Type III landscaping must be p Jed in these areas, including <br /> trees spaced at intervals no greater than 30 feet on center, shr�bs and groundcover. The <br /> �oning Code also requires that internal parking lot landscaping be provided, with the <br /> amount of required landscaping based upon the number of parking stalis. The proposal <br /> does not meet the standards. The proposal is to provide increased perimeter landscaping <br /> along the west side of the parking lot and driveway in Iieu of internal parking lot <br /> landscaping, and to eliminate required landscaping under I-5. In addition, perimeter <br /> landscaping would be placed inside the property lines due to steep slopes on the site <br /> associated with side slopes of I-5. <br /> Section 35.070 of the Zoning Code allows �he Planning Director to authorize a reduced <br /> width of planting or waive some or all of the landscaping requirements when one or more <br /> specific conditions are met, i�cluding the following: <br /> When the applicanY proposes an alternative method of landscaping that would � <br /> achieve the intent and purpose of the landscaping required in the Zoning Code ar,d � <br /> whrch the Director deteimines to provide superio� quality through the use of native <br /> vegetation existing on site, preservation of groves o1 t�ees, preservation o/ wetlands <br /> and/o� wildli/e habitai, increasing perimeter landscape width in strategic locations, <br /> p�oviding unique focal points of interesi, or through othe�means. <br /> When exi�ting conditions on or adjacent to the site, including, but noi limited �o, I <br /> differences in elevation, existing vegetation, location of buildings or utilities would <br /> render rhe requirements of this Section ineffecrive. <br /> CITY OF EVERETT <br /> 2930 Wetmore Avenue, Suite 100 • Everett, WA 98207 • (206) 259-8731 • Fax (206) 259-8742 <br />
