b) Adequate sewage disposal to City Standards; <br />Finding: There i6 an existino sewer main in 49r" Place SW that can <br />provide service to this site. A se roer main and a sewer stub to each lot <br />must be provided to City standards. <br />Conclusion: Adequate sewer disposal can be provided to City Standards <br />with a sewer main extension. <br />c) Appropriate surface water management to City Standards: <br />Finding: This project meets the threshold that requires on -site storm <br />water detention. On -site detention and water quality requirements are <br />listed in the Final MDNS #03-033. <br />Conclusion: Appropriate surface water management can be provided to <br />City Standards. <br />d) Adequate fire protection and hydrants to C.ty Standards: <br />Finding: Fire hydrants are required within 350 driving feet of the building <br />site in this subdivision. <br />Conclusion: Adequate fire protection and hydrants are to be provided to <br />City Standards. <br />e) Appropriate access designed to meet City Standards for anticipated uses <br />within the project: <br />Finding: The proposed ; ;ts will access directly off a new public street that <br />will not be constructed to City Standards. The road standards proposed <br />does not conform to Local Access Road Section 302. <br />Finding: Tie access curb cut to each lot is less than 20 feet. The <br />parking pad ,'s approximately 15 feet wide and less than 20 feet deep on <br />most lots. The cud -de -sac has no vertical rise curb and is called <br />decompressed curb. The intent of the plan was to have landscaping <br />buffers between shared driveways. The City standard for Local Access <br />"A" Street is 4 off-street parking stalls (two -car garage with a 20X20 foot <br />parking pad driveway out side the garage). <br />Conclusion: The subdivision can provide for access points to City <br />Standards this would required a 50 foot right-of-way 32 foot street section <br />and 3 off-street parking.
