2. The proposed garage is subject lo the restrictions for height and area as set forth <br />in EPAC 19.7.020.H. However, an exception to these standards has been <br />considered by the Hearing Examiner and the provisions of EMC 19.7.020.K have <br />been reviewed. (findings 1 & 4) <br />The praposed garagP would not have any significant impact on surrounding <br />neighf �orhoods. It would not obstruct views. The design of the proposed garage <br />would be similar to the dwelling and would have siding and roofing materials <br />compatible with the existing structure on-site. (finding 6) <br />4. The proposal wouid not be disruptive to other properties in the area and would be <br />consistent wiih the City of Everett Zo�ing Code and Comprehensive Plan. <br />(finding 7) <br />DECISION <br />Based upon the preceding Findings of Fact and Conclusions and testimony and <br />evidence submitted at the put�lic hearing, it is hereby ordered that a request to construct <br />an 864 square Soot detached garage to a maximum height of 19.5 feet on property <br />located at 1514 — 50[h Street SE, Everett, Washington is granted subject to the <br />following conditions2: <br />A covenant acceptable to the City Attorney's office shall be reco�ded on the title <br />to the property stating that the property owner acknowledges the requirements of <br />this seciion, and siating thaf the use of any accessory structure is limited to <br />accessory activities permitted by the zone in which the property is located, and <br />that the accessory building shali not be converted to living area or used for any <br />purposes which are not in full compliance with the zoning and building code <br />requirernents. <br />2. The maximum height of the garage shall not exceed 19.5 feet. <br />3. The garage's siding and roofing material must be compatible wiih the existing <br />dweiling. <br />The garage must have a roof pitch similar to the existing dwelling. <br />Any grading/fill on this site shall be done so as to not impact the surrounding <br />properties. <br />City streets and alleys are to be kept clear of dirt and debris at all times during <br />cons!ruction.
