A copy of <br /> the proposed preliminary short plat map ie attached hereto and by this <br /> reference is hereby incorporated as part of these fiadinge. <br /> 3. As depicted on the ahort plat map, lot ll2 will have a lot depth of 62 <br /> feet. The lot depth is measured from the mid point of the lot to the <br /> street right-of-riay. EMC 18.24.170.D requires that the lot have a lot <br /> depth of 80 feet for R-2 zoned properties. , <br /> 4. Twenty-Siath Street and the interaection of State Street are not <br /> arterial streets within the City of Everett. <br /> 5. Lot lil of the propoaed subdiviaion accesses off 26th Street. There is <br /> an eaisting houne on the lot that will remain. Lot //2 is propoaed to be <br /> developed with a duplex. <br /> 6. Lot /l2 was created partially through the vacatlon of a portion of State <br /> Street and through the purct�ase of surplus right-of-rray from the &tate <br /> Department of Tranaportatioa. Lot ll2 ad�oina Interatate 5. <br /> 7. The propased subdiviaion �rae vested under the 1956 Zoning Code, and thus <br /> the review is subject to that code rather than the 1990 Zoning Code that <br /> was recently enacted in the City of Everett. <br /> 8. The eub�ect property is zoned R-2. Under the 1956 Zoning Code, duplex <br /> lota must have a minimum of 7,500 aquare feet. Lot #2 of the propoaed <br /> subdivision has lesa than 9,000 aquare feet but more than 7,500 square <br /> feet. <br /> 9. Variances for propertiea within the City of Everett are sub�ect to <br /> reviev of SubdivisYon Ordinance 1119-85, ae amended. Sectioa 6A of thie <br /> ordinance eatabliahea the proceduree and criteria for variancea. These <br /> criteria include: <br /> A. There must be exceptional circumatancee or conditione such as the <br /> location of esiating atructures, lot configurations, topographic, <br /> and unique phqaical features that apply to the aub�ect property <br /> which prohibit the Applicant from meeting the standarde of the <br /> ordinance. <br /> B. The variance muat not be detrimental to the public welfare nor <br /> injurioua tc che property in the vicinity or zone in which the <br /> property ie :.ocated. <br /> C. A hardship would be incurred by the Applicaat if the Applicant <br /> were required to comply with the strict application of the theae <br /> zoning atandarda. <br />
