Novack Property 99-11-10
51" Place
Everett, Wa.
Due to the characteristics of the soil on this site, we expect infiltration/run-off into
any surficial drainage or utility trenches to be high during extended periods of wet
weather. If drainage and/or utility systems are installed during these times, some
pumping or other positive dewatering system might be needed within the trenches.
If construction takes place during the dry season, we would expect that seepage
into the trenches would decrease significantly. We anticipate that no dewatering of
the utility trenches would be required during these periods.
In planning the site grading and location for the residence, grades should be set so
that water does not collect adjacent to the residence. Instead the ground should be
sloped downward away from the structure so that runoff may be carried to a suitable
discharge point. The base of all foundations and retaining walls should be protected
from seepage or ground water by perforated pipe at the base elevation. The
perforated drain pipe should be totally surrounded by at least 6 inches of washed
gravel. This foundation drain system should be installed to discharge via tightline
by gravity to an approved drainage system or tightlined down to the bottom of the
slope. Roof and surface runoff should not discharge into the footing drain system.
Instead, a separate tightlined drain system should be used and directed away from
the building and tightlined to an approved drainage system. Additionally, any
additional surface water that is generated by the construction of the proposed
structure shall be directed into a drainage structure and tightlined into an approved
system.
It is very important to control the erosion on the sides of the site slopes. If erosion
is allowed to happen, it could affect the stability of the slope, thus effecting the
19 GES, Inc.
