( �. <br />6. The total lot area of the subject property is 56,100 square feet. The <br />cumulative area of the proposed accessory building will be 1,046 square <br />feet. The cumulative area of the detached accessory building is <br />significantly less than 15% of the lot area, and the proposal satisfies <br />EMC 19.7.020.1:(2). <br />7. The proposed accessory building will not be located between the <br />dwelling and any adjoining street. There is no alley between the <br />proposed accessory building and the existing structure. The provisions <br />of EMC 19.7.020.K(4) are satisfied. <br />8. There will be no view obstruction as the resuit of the development of the <br />accessory building. No views from the subject property or from adjoining <br />properties will be impacted. (George testimony) <br />9. There will be no aesthetic impacts on surrounding properties or the <br />streetscape. The proposed detached accessory building will be <br />constructed within the site and will have landscaping to adequately <br />screen it. (Michelle Trautman testimony, Newland testimony) <br />10. The proposal is on a compatible scale with dwellings on the suRounding <br />properties. The property and the suRounding properties are I�ng <br />developed parcels that have structures with steep pitched roofs. The <br />proposed accessory building will have a pitched roof that will be <br />consistent with the existing development and will blend in with the <br />structures. To disallow the height of 20.5 feet would result in a roof that <br />has a significantly different pitch than the surrounding properties. The <br />proposed 20.5 feet high roof provides more compatibiliry with the <br />adjoining properties. (George testimony) <br />11. The proposed detached accessory building will have no impact on the <br />neighborhood character. The surrounding properties are develoc±�d in a <br />similar architectural design as proposed, and the detached building w�ll <br />be compatibie with these structures. (Dale testimony, George testimony) <br />12. The City staff recommended that the elevation of the detache�� <br />accessory building be 18 feet from the base elevation... The C ty gave no <br />reasoning for this arbitrary number. (Ingalsbe testimony) The Applicant, <br />be in addition to the footprint of the buiidi�g. It is advised that the City review this portion of the <br />Ordinance, as well as the rest of the Ordinance, to provide more clarity to the public. <br />0 <br />
