These are not SEPA <br /> conditions but are associated with other laws or requirements. All requirements are <br /> preliminary in nature, and are based upon tfie preliminary sita plan and the ordinances <br /> in effect at time of submittal for SEPA review. The proposal must comply with all <br /> " ordinances in effect at the time a complete building permit application is filed, <br /> including those not specifically set forth herein. (Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning <br /> Department for information regarding appeals processes for the requirements listed in <br /> this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance <br /> with City Design and Construction Standards shall be submitted to the Public <br /> Works Department, showing site parking layout, landscaping, utilities, storm <br /> drainage, temporary construction erosion control, and all required improvements in <br /> the public right-of-way. Public Works Depa�tment approval of these drawings is <br /> required prior to any permits being issued. All improvements shall be completed, <br /> approved and warranted before the Occupancy Permit is issued. <br /> 2. Parking must be per Cily Zoning Code and City Design and Construction <br /> Standards for Development. For the proposed 13,000 square foot 2-story retail and <br /> medical office building the Applicant will provide a total of 62 parking stalls. <br /> 3. This project must comply with the current City of Everett Building Code Sprinkler <br /> Ordinance. The International Building Code will be effective on 7/1/04. <br /> 3�b <br />
