4 <br /> ^ INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA <br /> conditions. All requirements are preliminary in nature, and are based upon the preliminary <br /> site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the time a comptete building permit <br /> apptication is filed, including those not specifically set torth 6erein. (Exception: For <br /> vestu►g under the Zoning Code, please refer ro Secaon 44 of the Zoning Code). Contact the <br /> P►anning Department for mformation regazding appeals processes for the requirements listed in <br /> this dceument. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance <br /> with City Design and Constructiou Standazds shall be submitted to the Public Works <br /> Department showing site pazking layout, landscaping, utilities, storm drainage, <br /> temporary construction erosion control, and all required improvetne^.!s in the public <br /> right-of-way. Public Works Departrnent approval of these drawings is required prior <br /> to any permits being issued. All improvements shail be completed, approved, and <br /> warranted before Occupancy permits are issued. <br /> Lack of comment on the plans submitted with the applicadon dces not constitute <br /> approval ofthese plans. <br /> 2. This project must comply with the cunent City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 3. The driveways on 19th Avenue SE must be removed and replaced with curb, gutter, <br /> and sidewalk per City Standards. <br /> 4. Any broken or damaged sidewalk must be repaired/replaced per the City Public Works <br /> Inspector. <br /> 5. Walkways must be provided from 19th Avenue SE to each building. The design and <br /> tocation of the walkways must be approved by the Ciry's Traffic Engineer and the <br /> Planning Department. <br /> 6. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revisions are applicable. These charges are based <br /> on projected water usage and can be substantial. The Applicant is encouraged to obtain <br /> a copy of the ordinance and detern►ine estimated charges prior to building permit <br /> application. The actual charges shall be computed by the Public Works Department <br /> per the ordinance in effect at the time of build►ng permit issuance. <br /> 7. Treatment of stormwater runoff from paved areas must occur, per City standards, prior <br /> to discharge of the stormwater from the site or to a stream or wedand. Stormwarer <br /> treatment is currently required when 5,000 square feet of pavement is created by a <br /> project. Because the site �s located within the Silver Lake drainage basin, a wetpond in <br /> series with a vegetated swale will be required to provide stormwater treatment. <br /> 8. Roof-top runoff should be discharged to roof downspout infiltration systems designed <br /> and constructed in accordance with City standards, �f suitable soil conditions ezist on <br /> the site. <br />
