On-site detention of fhe 2 year, 24-hour storm will be required in accordance with City <br /> Standards. <br /> 11. City Streets are to be kept clear of dirt and debris at all times during the construction. <br /> Dust suppression and street cleaning must occur as directed by the Public Works <br /> Inspector. <br /> 12. A one-year warranty is required on the public improvements for an amount not less <br /> than 10� of the cost of construction and shall run for one year from the date of <br /> issuance of the ftrst Occupancy Permit for the project. <br /> 13. As-builts of storm sewer, sanitary sewer, and water systems must be submitted per <br /> City Design azd Construction Standards and Specificat�ons. <br /> 14. This MDNS reviewed office and/or office/warehouse use on the property. Any change <br /> in use that woutd result in a change in UBC, UFC, or Zoning Code requ►rements must <br /> be reviewed and approved by the Ciry. A new or revised SEPA review may be <br /> required, depending upon the use proposed. <br /> 15. Parking must be per City Zoning Code and City Design and Consuuction Standards <br /> and Specifications. For the proposed 11,830 sf of office proposed (worst case), a <br /> minimum of 33 parking stalls are required. A minimum of 2 accessible spaces must <br /> be provided. <br /> 16. Placement and screening of refuse disposal areas must be provided per Section 39.080 <br /> of the Zoning Code. Garbage receptacies, dumpsters, and recycle bins shall be <br /> provided in all multiple family, commercial, industrial and instrtutional developments <br /> and shall not be located in a required front yard setback area, or street side setback <br /> area for corner Ic:s. Where an alley abuts a lot, the garbage receptacles, dumpster, or ' <br /> recycle bin shall be located adjacent to the alley. <br /> All garbage dumpsters and recycle bins must be screened from view from the street and <br /> from adjacent properties. This screening may be done using dense vegetation or by <br /> placing the dumpster or recycle bin in a structural enclosure. <br /> 17. Any rockeries or retaining walls proposed in required setback areas must be in <br /> conformance with Section 39.150 of the Zoning Code. Retaining walls must not <br /> exceed 36" high in the 25 foot rear setback area. <br /> 18. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 <br /> of the Zoning Code. <br /> 19. Building setbacks must be a minimum of 10 feet front yard, 5 feet side yard and 25 <br /> feet rear yard. Building height shall be a mazimum of 28 feet. <br /> 20. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br /> must include the following: <br /> a. A landscape strip a minimum of 10 feet wide must be provided in the front yard <br /> setback area along the 19th Avenue SE frontage, except for the driveway. This <br />
