The project engineer should consider replacing the rookery <br /> along the northeast edge of the pond with a retaining wall. <br /> The City has observed poor performance of rockeries in this <br /> situation, with water ponding at the rockery base. If a <br /> rockery will be provided, the setback distances shown on the <br /> attached sketch must be met. <br /> The fire de1�artment typically requests 10 feet of flat <br /> ground around the perimeter of buildings. Adequate <br /> horizontal room is also import.�nt in allowing maintenance of <br /> buildings. The recreation building and building B are too <br /> close t•.o the wetpond. <br /> Sufficient topography must be shown on adjacent properties, <br /> particularly in the areas of the swale and the wetpond, to <br /> show that the proposed grading is feasible - proposed <br /> contours must be shown to "meet up with" those contours on <br /> adjacent property. <br /> The ultimate dis�:harge location of the existing concrete <br /> pipe that this p�:oject discharges into should be shown on <br /> the plans. If there is any question as to the adequacy of <br /> this system to convey storm flows from this project, an <br /> analysis of the system will be requi�ed to be performed and <br /> submitted. <br /> A specially designated area will be required for waehing of <br /> cars by tenants of the complex. The area must be hydro- <br /> loqically isolated from the rest of the site, be covered, <br /> and washwater from the area must drain to the sanitary sewer <br /> � after being routed through a baffle-type oil/water separator <br /> desiqned to City standards. Signs must be posted on the <br /> site limiting car washing to the designated area only. The <br /> tenant lease or rental agreement must contain a clause <br /> prohibiting car washing on the site outside of the specially <br /> ' deaignated area. A covenant must be recorde:d and signed by <br /> the owner stating that such a clause will �e written into <br /> the tenant leases and/or rental agreements. In addition, a <br /> note stating that car washing is only permiesible in the <br /> designated area must be included on the storm drainage <br /> plans. <br /> As an alternative to the specially designated car washinq <br /> area, hose bibs can be eliminated from the site or tenant <br /> access to them prevented. If this option is exercised, the <br /> tenant lease or rental agreement must contain a clause <br /> prohibiting car washing on the site. A covenant must be <br /> recorded and signed by the owner stating that such a clause <br /> will �e written into the tenant leases and/or rental <br /> agreements. In addition, a note stating that car washinc; is <br /> prohibited on the site must be added on the storm drainage <br /> plans. <br /> I <br />
