4. The parking area shall be landscaped in a manner consistent with the <br /> Final Determination of Non-Significance for this project as detailed in <br /> Ir�formation for Developer#46. <br /> 5. Upland parking must provide safe and convenient pedestrian circuiation <br /> within the parking area and to the shorelines. In this case, access must <br /> be provided from the internal walkway system to the future public <br /> sidewaik on the 19th Avenue street frontage. <br /> 6. The proposed parking facilities shall comply with city, federal, and state <br /> water quality law� and regulations with regard to surface water runoff. <br /> 7. Animated signs are prohibited. <br /> 8. Applications for freestanding signs shall demonstrate that it is infeasible <br /> or impracticable to moimt the requested sign flush on the building. <br /> Failure to satisfactorily meet this requirement shall be sufficient grounds <br /> for denial of the application. <br /> 9. The Applicant has not submitted a sign proposal with this application. <br /> The foilowing Snohomish County Shoreline Master Program regulations <br /> would apply to signs on the subject property: <br /> A. The maximum allowable height for all signs shall be five (5) feet from <br /> ground level to sign top in areas dominated (more than 50% of land area <br /> within a 300-foot radius) by residential uses. <br /> B. Flush mounted signs may be placed on tall buildings so that the top <br /> of the sign itself is not more than fifteen (15) feet in industrial or <br /> commerciai areas. <br /> The City of Everett Zoning Code regulations are also applicable to this <br /> development. If there are conflicting reguletions, the more restrictive <br /> regulations will be applied to this project. <br /> 10. Utility distribution lines, service lines, and connections shall be <br /> underground (underwater) whenever practical. <br /> 11. Upon completion of installation of utility systems, the disturbed area <br /> shall be regraded to compatibility with the natural terrain and replanted <br /> (were appropriate) to prevent erosion and provide an attractive, <br /> 9 <br /> �� <br />
