INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA <br /> conditions. All reGuirements are preliminary in nature, and are based upon the preliminary site <br /> plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br /> comply with ali ordinances in efiect at the time a complete building permit application is <br /> filed, including those not specifically set forth herein. (Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department <br /> for information regarding appeals processes for the requirements :isted in this document. <br /> 1. Detailed drawings in accordance with City Design and Construction Standards shall be <br /> submitted to the Public Works Department showing site parking layout, landscaping, utilities, <br /> storm drainage, temporar,�construction erosion control, and all required improvements in the <br /> public right-of-way. <br /> 2. Pull standard (hal� street improvements are required to 19th Avenue S.E. on the proposals <br /> full frontage, including, but not limited to, curb, gutter, sidewalk, street widening, and <br /> drainage control per City Design Standards. In lieu of these improvements, the applicant may <br /> elect to pay the City an amount of$2,000 a front foot for the city to improve 19th Avenue <br /> S.E. at a later date. <br /> 3. Right-of-way is to be dedicated to the city for street purposes on the proposal's full frontage <br /> on 19th Avenue S.E., as well as all shorelands. <br /> 4. My grading/fill on this site shall be done as to mot impact the sunounding properties. <br /> 5. This project must comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 6. Special charges for connection to the sewer and water systems in accordance with Ordinance <br /> 1998-94 and subsequent revisions are applicable. These chazges are based on projected water <br /> usage and can be substantial. The Applicant is encouraged to obtain a copy of the ordinance <br /> and detertnine estimated charges prior to building permit application. The actual charges shall <br /> be computed by the Public Works DepartmEnt per the ordinance in effect at the time and <br /> according to the information on the approved plans at the time of building permit issuance. <br /> 7. A 6re hydrant is required within 200 driving feet, but not closer than 50 feet, of every <br /> structure. <br /> 8. A lack of comment on the plans submitted with the application does not constitute approval of <br /> these plans <br /> 9. City strr:,ts are to be kept clear of dirt and debris at all tit.:es during construction. Dust <br /> s��;.c;ssion and street cleaning must occur as directed by the Public Works Inspector. <br /> �!
