10. A one year warranty is required on the public improvements for an amount not less than 10%
of the cost of construction and hall rum for one year from the date of final approvssuance
of the first Occupancy Permit.
1 l. A two year guarantee is required for private retention/detention or other drainage
treatment/abatement facilities serving areas larger than one acre.
12. On-site watarmain will be staked within an easement to the City. The easement will be
submitted to the City prior to issuance of permits.
13. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted
per City Design and Construction Standards and Specifications.
14. The plans must not show portions of wetponds and/or other drainage facilities located within
the final required wetland buffer area. If encroachment into the buffer must occur for these
facilities, then mitigation for the encroachment of buffer averaging must take place. There
must be no restriction in the future as to how these facilities are maintained, as there could be
if they were paR of a required wedand buft'er.
15. Treatment of stormwater runoff from paved areas must occur, per City Standards, prior to
dischazge of the stormwater from the site or to a stream or wetland. Stormwater
detention/retention, quality protection, and treatment requirements for this project shall be
those requirements in effect at the time of application for Public Works permits.
16. This site i: located within the Silver Lake drainage basin. Within this basin, a wetpond in
series with a vegetated swale is generally required to provide stormwater treatment for paved
runoff from newly created paved surfaces. However, a portion of the project area is currently
developed with no treatment of stormwater runoff from paved areas. For this project, a
wetpond sized and designed to treat runofffrom all paved areas associated with the project,
including existing paved surfaces, would be sufficient to meet City stormwater treatment
standards. As an alternative, runoff from the existing paved surfaces could be treated to the
maximum extent practicable while a wetpond and vegeta!ed swale were provided to treat
runoff from only the newly paved surface.
17. Per City policies, due to the proximity of the site to environmentally sensitive areas, seasonal
limitations may be placed on land alteration activities. Land alteration activities are defined in
the City's Design and Censiruction Standards and Specifications as clearing, grubbing,
excavation, filling, grading, and stockpiling. Detertnination of exact seasonal limitation period
requires site specific information generally not available until the project design stage.
However, preliminary analysis using the information available at this time indicates that land
alteration activities on the project site may be restricted to the period between April 1 and
October 1.
18. The storm drainage system shown on the proposed site plan is approved in concept only.
Not enough information has been submitted at this time to determine whether or not the size,
location, or configuration of the facilities shown will be adequate to meet City standards.
yl
