10. A one year warranty is required on the public improvements for an amount not less than 10% <br /> of the cost of construction and �hall rum for one year from the date of final approv�ssuance <br /> of the first Occupancy Permit. <br /> 1 l. A two year guarantee is required for private retention/detention or other drainage <br /> treatment/abatement facilities serving areas larger than one acre. <br /> 12. On-site watarmain will be staked within an easement to the City. The easement will be <br /> submitted to the City prior to issuance of permits. <br /> 13. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted <br /> per City Design and Construction Standards and Specifications. <br /> 14. The plans must not show portions of wetponds and/or other drainage facilities located within <br /> the final required wetland buffer area. If encroachment into the buffer must occur for these <br /> facilities, then mitigation for the encroachment of buffer averaging must take place. There <br /> must be no restriction in the future as to how these facilities are maintained, as there could be <br /> if they were paR of a required wedand buft'er. <br /> 15. Treatment of stormwater runoff from paved areas must occur, per City Standards, prior to <br /> dischazge of the stormwater from the site or to a stream or wetland. Stormwater <br /> detention/retention, quality protection, and treatment requirements for this project shall be <br /> those requirements in effect at the time of application for Public Works permits. <br /> 16. This site i: located within the Silver Lake drainage basin. Within this basin, a wetpond in <br /> series with a vegetated swale is generally required to provide stormwater treatment for paved <br /> runoff from newly created paved surfaces. However, a portion of the project area is currently <br /> developed with no treatment of stormwater runoff from paved areas. For this project, a <br /> wetpond sized and designed to treat runofffrom all paved areas associated with the project, <br /> including existing paved surfaces, would be sufficient to meet City stormwater treatment <br /> standards. As an alternative, runoff from the existing paved surfaces could be treated to the <br /> maximum extent practicable while a wetpond and vegeta!ed swale were provided to treat <br /> runoff from only the newly paved surface. <br /> 17. Per City policies, due to the proximity of the site to environmentally sensitive areas, seasonal <br /> limitations may be placed on land alteration activities. Land alteration activities are defined in <br /> the City's Design and Censiruction Standards and Specifications as clearing, grubbing, <br /> excavation, filling, grading, and stockpiling. Detertnination of exact seasonal limitation period <br /> requires site specific information generally not available until the project design stage. <br /> However, preliminary analysis using the information available at this time indicates that land <br /> alteration activities on the project site may be restricted to the period between April 1 and <br /> October 1. <br /> 18. The storm drainage system shown on the proposed site plan is approved in concept only. <br /> Not enough information has been submitted at this time to determine whether or not the size, <br /> location, or configuration of the facilities shown will be adequate to meet City standards. <br /> �yl <br />
