19. The throat depth on the driveways must be at least 35 feet. <br /> 20. A walkway must connect the buildings to 19th Avenue S.E., per Ciry Traffic Engineer <br /> approval. <br /> 21. An interim right tum Iane is required on 19th Avenue S.E. <br /> 22. A channelized driveway exit for right and lefl turns is required. <br /> 23. An existing sewer main crosses the site within a 20-foot easement. The site plan will need to <br /> show the existing easement and comply with the condition of the easement. <br /> 24. Landscaping will be required for surface ponds and basins to provide screening and an <br /> aesthetically pleasing appeazance. A landscape plan must be submitted and approved during <br /> plan review. Landscaping shall be provided outside of the high water mark. Installaiion of <br /> the landscaping per the approved plan is required before final approval. <br /> 25. All water quality enhancing facilities must be designed in accordance with city standazds, and <br /> should be sized to meet the requirements of all future expansion on the site. <br /> 26. Per city standuds, a temporary construction chainlink or solid wooden fence a minimum of <br /> four(4) feet high must be pla;.ed along the edge of any wetland, stream, lake or slope buffers <br /> prior to the initiation of any land alteration activities on the site. (Design and Construction <br /> Standazds and Specifications) <br /> 27. City Streets are to be kept clear of dirt and debris at all times during the constn�ction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 28. Performance guarantees are required for the street and utility improvements. <br /> 29. A one-year guarantee is required on the public improvements for an amount not less than 10% <br /> of the cost of construction and shall run for one year from the date of issuance of the first <br /> Occupancy Permit for the project. <br /> 30. A two-year guarantee is required for private retention/detention or other drainage <br /> treatmendabatement facilities serving areas larger than one acre. <br /> 31. On-site watermain will be staked within an easement to the City. The easement must be <br /> submitted to the City prior to the issuance of permits. <br /> 32. As-builts of storm sewer, sanitary sewer, and water systems must be submitted per City <br /> Design and Construction Standards and Specifications. <br /> ��� <br />
