9. All exterior lights must be located a minimum of 15 feet from the <br />north, south, and east property lines. (SEPA Land and <br />Shoreline Use Policies) <br />MITIGATION BY EXISTING CODES AND ORDINANCES <br />1. 25 feet of right-of-way is to be dedicated to the City for street <br />purposes for 19th Avenue SE (SR 527) on the proposal's full frontage <br />per Ordinance 555. Full standard street improvements are required to 19th Avenue SE, <br />including but not limited to curb, gutter, sidewalk, street widening <br />transitions, and drainage control, per the Silver Lake Traffic Study <br />and City Standards. (Ordinance 555 and SEPA Transportation Policies) <br />3. Applicant will be required to sign a Local Improvement District <br />Covenant for street improvements to 19th Avenue SE. A traffic signal must be installed at the intersection of 19th Avenue <br />SE and 121st Street SE, per the Silver Lake Traffic Study and City <br />Design Standards per Ordinance 555. (SEPA Transportation Policies) <br />5. Pa'.king must be per City Zoning Code and City Design and Construction <br />Standards. For the 178 units proposed, a minimum of 267 parking stalls <br />must be provided. (SEPA Transportation Policies) <br />6. Special charges for connection to the sewer system in accordance with <br />Ordinance 984-83 are applicable. The actual cost shall be computed by <br />the Building division per the ordinance in effect at the time and <br />according to the information provided on the approved plans on the date <br />of permit isnuance.
