:10. As shown on the site plan, a landscaped corridor a minimum 15 feet in <br />width must be provided along the antire north, east, and south property <br />lines as a buffer/screen between the adjacent single family zoned <br />areas. Landscaping in this area must be in compliance with Chapter <br />19.19 G (d -g) of the Zoning Code. A landscaping plan must be reviewed <br />and approved b; the Planning Department prior to the issuance of any <br />permits. (SEPA h 'hetics, Light and Glare, and Land Use Policies) <br />11. A landscape strip a minimum of 10 feet wide must be provided along the <br />entire 19th Ave. SE frontage, except for the driveway in compliance <br />with Chapter 19.19 G (b) of the Zoning Code. Landscaping must consist <br />of a mix of evergreen and deciduous trees and shrubs and groundcover. <br />(SEPA Aesthetics Policies) <br />12. A minimum of 5% of the interior of the parking lot must be landscaped <br />in compliance with Section 19.40.050 of the Zoning Code and Section <br />1.13 of the Standards and Specifications Manual. (SEPA Light and Glare <br />and Aesthetics Policies) <br />13. All signs and lighting on the site must be in compliance with Chapter <br />19.19 G (7) a -i of the Zoning Code. (SEPA Aesthetics and Light and <br />Glare Policies) <br />The lead agency for this proposal has determined that it does not have a <br />probable significant adverse impact on the environment. An Environmental <br />Impact Statement is not required under RCW 43.21C.030(2)(c). This <br />determination assumes compliance with state law and City ordinances related to <br />general environmental protection including but not limited to right-of-way <br />improvement requirements, drainage, etc. This decision was made after review <br />of a completed environmental checklist and other information on file with the <br />lead agency. This information is available to the public on request. This <br />Determination of Non -Significance is specifically conditioned on compliance <br />with the conditions attached hereto which are incorporated by reference as if <br />fully set forth herein. <br />A 15 -day comment period for this proposal ended on September 3, 1987, and an <br />appeal of the DNS was filed on September 24, 1987.
