4) The maximum height I the B-2 Zone is 35 feet (28 feet when located within fifty (50) <br />feet of single-family zones including the R-2 Zone). The Applicant must obtain an <br />administrative variance in order to construct a 150 foot monopole. <br />5) The Applicant must provide a minimum of two (2) on -site parking stalls for the <br />proposed antennas and equipment shelters. <br />6) Building setbacks must be a minimum of ten (10) feet rear yard. The Applicant must <br />also comply with Section 39.040 A. I of the Everett municipal Code which requires <br />that antennae shall not exceed at the horizontal distance between the base of the <br />antenna and nearest property line. A variance is required for any non-compliance with <br />minimum setback requirements. <br />7) Prior to the issuance of Building Permits and/or Public Works Permits, the applicant <br />must submit a detailed site plan showing the location, size, nature of outdoor <br />equipment; and a landscaping plan showing the location, species, number and size of <br />plant materials used to screen the structures and promote compatibility with abutting <br />residential properties. Plans should also include design features which conceal and /or <br />camouflage the proposed antenna in order to mitigate the aesthetic impacts along the <br />1-5 corridor and surrounding land uses. <br />This is an administrative decision that may be appealed to the City's Land Use Hearing <br />Examiner.
