15. Premise Identification - Premises shall be identified by the correct address at the <br />street entry. Buildings shall be clearly identified so as to be visible and legible <br />from the access road. Individual apartments and suites, where applicable, shall <br />be clearly and legibly identified from the access road. <br />16. Special charges for connection to the sewer and water systems in accordance <br />with Ordinance 1998-94 and subsequent revisions are applicable. These <br />charges are based on projected water usage and can be substantial. The <br />Applicant is encouraged to obtain a copy of the Ordinance and determine <br />estimated charges prior to building permit application. The actual charges shall <br />be computed by the Public Works Department per the ordinance in effect at the <br />time and according to the information on the approved plans at the time of <br />building permit issuance. Credit for the existing use on this property will he given <br />as per this Ordinance. <br />17. On -site watermain will be staked within an easement to the City. The easement <br />will be submitted to the City prior to issuance of permits. <br />18. Landscaping must be provided per Section 35 of the Zoning Code. (A 10 foot <br />Type I on the East property line, 10 foot Type III on all other property lines). The <br />Comprehensive Plan designates 19th Avenue SE as a Gateway Corridor. I <br />recommend the Costco standard for landscaping. The portion of the landscaped <br />area in the ROW should be lawn abutting the sidewalk, with trees and shrubs on <br />the lot. I recommend American sweet gum trees on the street frontage. Interior <br />parking landscaping shall be per Zoning Code requirements. <br />19. Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning/Community Development Department per Section <br />35.100 of the Zoning Code. The landscaping plan must show location and <br />dimensions of required vegetated swales, wetponds, detention ponds, rockeries <br />and retaining walls, and grading at 2 foot intervals. Irrigation systems must be <br />provided in all landscaped areas per Section 35.130 of the Zoning Code. A two <br />(2) year maintenance assurance device must be provided for the landscaping <br />per Section 35.1306 of the Zoning Code. <br />20. The proposed retention and wetpond may not be within the required landscaping <br />buffer. <br />21. A two year guarantee is required for private retention/detention or other drainage <br />treatment abatement facilities serving areas lager than one (1) acre. <br />22. Portable Fire Protection - A portable fire extinguisher with minimum U.L. rating <br />of 2-A: B:C shall be provided within 75 feet of travel on all floors of each building <br />during construction and prior to occupancy. A fire extinguisher with a U.L. rating <br />of 40-B:C shall be installed within 30 feet of the grill and deep fryers. <br />23. Demolition of buildings shall be in compliance with the provisions of Uniform Fire <br />Code, Section 8706 - Fire Safety During Demolition. <br />24.
