Site Photos <br />All of the exhibits are available for inspection at the Hearing Examiner's Office located at <br />2930 Wetmore Avenue, 8th floor, Everett, Washington. <br />After due consideration of the testimony and evidence presented by the Applicant, <br />testimony and evidence elicited during the public hearing, and as the result of the <br />personal inspection of the subject property and surrounding areas by the Everett <br />Hearing Examiner, the following Findings of Fact and Conclusions constitute the basis <br />of the decision of the Everett Hearing Examiner. <br />FINLI!NGS OF FACT <br />The Applicant requested relief from the st��ndards of EMC 19.7.020.6 which <br />limits the square area of acces�o��y buildings to 1,000 square feet. The Applicant <br />seeks relief in order to construct a 728 square foot RV garage addiiion to an <br />existing 576 square foot garage on-site; construction of a 480 square foot room <br />that will be attached tc the existing garage; and construction of a room over both <br />the existing garage and ihe proposed room addition. These additions, together <br />with an existing 600 square foot sterage building on-site, result in 2,384 square <br />feet of acr,essory buildings. The Applicant seeks relief to construct the additional <br />structures. (exhibit 1) <br />2. The subject property is zoned R-2, Sinyle-Family Uetacned Medium Density. <br />(exhibit 1) The residence on-site is a two-story st�ucture with approximately 86U <br />square feat per iloor. The addition would be to the south and east sides c�f the <br />existing attached garage. The total addition would be two stories and consistent <br />with the design and construction of the existing residence. Other homes within <br />the neighborhood have garages that are attached or detached and are similar in <br />design as that as proposed as by the Applicant. (Fauver testirnony) <br />3. The structure on-site was built 26 years ago when the property was in <br />Snohomish County. Since then it has been annexed into the City. The existing <br />residence on-site is siable and has been within the neighborhood for a significant <br />nurnber of years. (Fauver testimony, Ellis tesfirnony) <br />4. The subject property is a 30,000 square foot lot wf�ose access to is off 21 st <br />Avenue West. 7he residence on site is located near the center of th� lot. <br />Altnough there are no developmental limitations on site, Swamp Creek is located <br />near the eastern boundary. (exhibit 2, Fauver testimony) <br />5. EMC '19.7.020.6 sets forth the total combined square footage allowed for <br />accessory buildings as being 1,000 square feet. However, the ordinance also <br />provides that subject to the criteria as set forth in EMC 19.7.02U.K, relief from this <br />�� <br />
