7. �pecial charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1171-85 and subsequent revisions are applicable. These charges are <br /> based on projected water usage and can be substantial. The Applicant is <br /> encouraged to obtain a copy of the ordinance and determine estimated charges <br /> prior to Building Permit application. The actual charges shall be computed by the <br /> Public Works Department per the ordinance in effect at the time of Building Permit <br /> issuance. <br /> 8. On-site detention of stormwater runoff is required per City of Everett Standards. <br /> 9. The driveway entrance to the site shall be curb-cut driveway ramps, rather than <br /> intersection-type ramps shown on the site plan. <br /> 10. Gnce completed, this proi�ct shall be subject to the City of Everett Commute Trip <br /> Reduction Ordinance (CTR), which affects employers who liave 100 or more full- <br /> time employees who report to work between 6:00 a.m. and 9:00 a.m. at a single <br /> worksite. The employer at this far,ility should contact Graham Anderson of the <br /> City's Transportation Services Department at (206) 259-9836 prior to o�;cupancy so <br /> that the em�loyer's �tatus with respect to the CTR can be determined. <br /> 11. City streets are to be kept clear of dirt and debris at all times during the <br /> construction. Dus► suppression and street cleaning must occur as directed by the <br /> Put,lic Works Inspector. <br /> 12. Permits must be obtained for all fill that is removed from the site. Permits shall also <br /> be obtained for all fill that placed within the City limits. <br /> 13. The parking lot layout must be per City Design and Construction Standards and <br /> Specifications. <br /> 14. A looped water main will be required to meet fire flow requirements. The size and <br /> locstion of the water main shall be determined based on the number oT gallons per <br /> minute specified by the Fire Department with regard to the type and size of building <br /> construction. <br /> 15. A pedest�ian circulation system for the site must be approved by the Planning <br /> Direct��and Traffic Engineer prior to the issuance of any Building Permits. <br /> Walkways must allow pedestrians and wheelchairs to gain easy access from <br /> sidewalks and bus stops to building entrances through the use of paths which are <br /> physically separated from vehicle traffic and maneuvering areas. (Soe the City's <br /> Design and Construction Standards and Specifications Manual and EZC, Section <br /> 39.165.) <br /> 16. Placement and screening of refuse disposal areas must be provided per EZC, <br /> Section 39.080 as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all <br /> multiple-family, commercial, industrial, and institutional developments and <br /> shall not be located in a required front yard setback area or street side <br /> setback area for corner lots. Where an alley a5uts a lot, the garbage <br /> receptacles, dumpsters, or recycle bins shall be located adjacent to the alley. <br /> 14 <br />
