b. All garbage dumpsters and recycle bins must be screened from view from the <br /> street and from ad�acent ,,roperties. This screening may be done using <br /> dense vegetation or by placing the dumpsters or recycle bins in a structural <br /> enclosure. <br /> c. For specifics on design of refuse and recycling facilities, contact Rubatino <br /> Refuse Removal, Inc. at 259-0044 for areas gonerally north of 112th Street. <br /> 17. Any rockeries or retaining walls proposed in required setback areas must be in <br /> conformance with EZC, Section 39.150. <br /> 18. Rooftop mechanical e�uipment, including vents, must be screened per EZC, <br /> Section 39.040. <br /> 19. Landscaping must be provided per EZC, Section 35, with the exception of the north <br /> �ropeRy line and interior parking lot landscaping. Landscaping in these areas shall <br /> be per the Landscape Modification request and Exhibits #11 and #12. At a <br /> minimum this must include the foliowing: <br /> a. A landscape strip a minimum of 10 feet wide must be provided along the 10th <br /> Street and Pine Street frontages, except for the driveways. These areas <br /> shall be planted with Type III landscaping. <br /> b. A landscape strip a minimum of 10 feet wide (Type I) or 15 feet wide (Type II) <br /> must be provided along the north property line where the property abuts tfie <br /> multi-family housing pro�ect. Landscaping in this area shall be consistent <br /> with the conceptual landscape plan on file with the Hearing Examiner. <br /> c. A minimum of 8,155 square feet of landscaping shall be provided in the <br /> interior of the parking lot for the 233 parking stalls proposed. Landscaping <br /> must be provided per EZC, Section 35.080.E, excspt that deciduous trees <br /> may �e used. <br /> d. Any excess right-of-way between the property line and back of sidewalk must <br /> be landscaped in accordance with EZC Tabie 35-1. <br /> e. Prior to issuance of any permits, landscaping plans must be reviewed and <br /> approved by the Planning Department per EZC, Section 35.100. The <br /> landscaping plan must show location and dimensions of required vegetated <br /> swales, wetpunds, detention ponds, rockeries ard retaining walls, and <br /> grading at two foot mtervals. Irrigation systems must be provided in all <br /> landscaped areas per EZC, Section 35.130. A two-year maintenance <br /> assurance device must be provided for the landscapmg per EZC, Section <br /> 35.130B. <br /> 20. Any new sig�s must be designed in conformance with Sign Category 'D' per EZG <br /> requirements. The design of the proposed project identification s�gn will need ta be <br /> modified in order to meet the area and lightmg restrictions in the sign code. <br /> 21. Based upon 110,000 square� feet of Type II-N, sprinklered construction, the fire flow <br /> requirement is 3,500 GPM. � <br /> 15 <br />
