If the proposal complied with all setbacks the separation <br /> between the existing structure and the new structure would be approximately 12'9". <br /> By allowing for the reduced setback the separation between the two structures is <br /> 20'. Section 15.040 of the Zoning Code requires a minimum of 150 square feet of <br /> on-site open space be provided for each unit. This proposal �vill be required a <br /> minimum of 600 square feet of on-site open space. <br /> T <br /> Conclusion: The area that is provided between the two structures proposed on site <br /> will serve as open space for the site. This ar�a shall be developed with lawn, <br /> landscaping, walkways, and active or passive recreation areas in order to promote a <br /> useable open space area. Visual impact to surrounding properties caused by parking `acilities in the <br /> proposed development and whether such impacts are less than would result ' <br /> from compliance with the developrtient standards and/or design guidelines <br /> proposed to be modified. <br /> Findin : Parking is required at a minimum of two stalls per unit, with a total of eight <br /> stalls required for the four units proposed on site. A portion of the required parking <br /> (1.5 spaces) will be located within the required rear yard setback. <br /> Conclusion: The portion of parking that will be located within the rear yard setback <br /> will be screened from the neiahboring properties with five feet of Type III <br /> landscaping. The remaining parking will be located outsidP this setback area, and <br /> will also be screened with a five-foot landscape buffer. <br /> 5.
