1 <br />r <br />r <br />r <br />L <br />SAINT MARY MAGDALEN PARISH <br />VARIANCE <br />2. The above described property is zoned R-1, Single -Family Low Density <br />Residential. <br />3. The current parking available for the school/church facility is approximately <br />200 parking spaces. There will be no increase of traffic or parking generated <br />by the new school/church facility and the parking available appears to be <br />adequate. <br />4. The proposed Variance appears to satisfy the requirements of Section <br />19.70.010 of the Everett Municipal Code. <br />5. There are extraordinary circumstances and conditions applying to the subject <br />property and its intended use that do not apply to other properties in the <br />vicinity. The area is zoned R-1 and the facility is used for religious and <br />educational purposes. <br />6. The Variance is necessary for the preservation and enjoyment of the property <br />right of the Applicant. <br />7. The Variance will not be materially detrimental to the public welfare or <br />injurious to property in the vicinity or zone in which the property is located. <br />S. The granting of the Variance will not adversely effect the Comprehensive <br />Plan. <br />9. The Hearing Examiner has authority to consider the Variance based on the <br />authority granted him in Ordinance 692-80. <br />10. The Planning Department of the City of Everett has recommended approval <br />of the proposed Variance. <br />DECISION <br />Using the above findings and conclusions as the basis of the decision, the decision <br />of the Hearing Examiner is for the approval of the Variance from Section 19.40 <br />EMC, Off -Street and Loading in order to allow joint usage of church/school parking <br />at Saint Mary Magdalen Parish, 8717 Seventh Avenue, Everett, Washington, and as <br />more particularly described in the introduction of this document. <br />Done and dated this 1st day of July, 1981. <br />-4- <br />R) <br />ill <br />I <br />IF <br />L. .! <br />
