INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA conditions but are <br />associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br />the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at the time a complete building permit application is filed, <br />including those not specifically set forth herein. (Exception: For vesting ��nder the Zoning Code, <br />please refer to Section 44 of the Zoning Code). Contact the Planning Department for information regarding <br />appeals processes for the requirements listed in this document. <br />A Public Works Permit is required for this project. Detailed drawings in accordance �vith City Design <br />and Construction Standa,ds shali be submitted to the Public Works Department, showing site <br />parking layout, landscaping, utilitiss, storm drainage, temporary construction erosion controi, and all <br />required improvements in the public right-of-way. Public Works Department approval of these <br />drawings is req�aired prior to any permits being issued. All improvements shall be completed, <br />approved and warrantad before the Occupancy Permit is issued. <br />2. Full standard half street improvements are required to 7'" Avenue SE, including but not limited to <br />curb, gutter, sidewalks, street widening and drainage control per City Design Standards. <br />3. Parking must be per City Zoning Code and City Design and Construction Standards for <br />Development. <br />4. Any grading/fill on this site shail be done so as to not impact the surrounding properties. <br />5. This project must compiy with the current City of Everett Building Code and Sprinkler Ordinance. <br />6. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998- <br />94 and subsequent revision are applicable. These charges are based on projected water usage and <br />can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and c+etermine <br />estimated charges prior to building permit application. The actual charges shall be computed by the <br />Public Works Department per the ordinance in effect at the time and according to the information on <br />the approved plans at the time of buiiding permit issuance. <br />7. Lack of comment on the plans submitted with the application does not constitute approval of these <br />plans. <br />8. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br />9. City streets are to be kept clear of dirt and debris at all times during construction. Dust suppression <br />and street cleaning must occur as directed by the Public Works Inspector. <br />10. A ona-year warranty is required on the public improvement for an amount not less than 10% of the <br />cost of construction and shall run for one year from the date of final approval/issuance of the first <br />Occupancy Permit. <br />11. A two-year guarantee is required for private retentionldetention or other drainage <br />treatment/abatement facilities serving areas larger than one acre. <br />12. On-site water main will be staked within an easement to the City. The easement will be submitted to <br />the City prior to issuance of permits. <br />
