13. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City <br />Design and Construction Standards and Specifications for Development. <br />14. Walkways must be provided from each building to the public sidewalk on 7'" Avenue SE. <br />15. The water main for this site must be placed in an easement and must extend to the west end of this <br />site, be connected to the existing main on the adjacent project to the north of this site, and be <br />stubbed to the south property line of this site. <br />16. A traffic mitigation fee of $20,700.00 is required prior to final approval <br />17. Detention of storm water runoff is required in accordance with City standards. <br />18. Treatment of storm water runoff from paved areas must occur, per City standards, prior to ciischarge <br />of the storm water from the site or to a stream or wetland. Storrn water treatment is required when <br />5,000 square feet of pavement is created by a project. <br />19. The options for storm water treatment for this project are: <br />a. a wetpond <br />b. a constr�cted wetiand <br />c. a SMI StormFilter <br />20. All storm water facilities shall be designed in accordance with applicable City standards or design <br />policies. <br />21. Per City policies, due to the proximity of the site to environmentally sensitive areas, season <br />limitations may be placed on land alteration activities. Land alteration activities are defined in the <br />City's Desiqn and Construction Standards and Specifications as clearing, grubbing, excavation, <br />filling, grading, ard stockpiling. Determination of the exact seasonal limitation period requires site- <br />specific information generally not available until the project design stage. However, preliminary <br />analysis using the information available at this time indicates that land alteration activities on the <br />project site may be restricted to the period between April 1 and October 1. <br />22. A specialiy designated area will be required for washing of cars by tenants of the complex. The are� <br />must be hydrologicaily isolated from the rest of the site, be covered, and wash water from the area <br />must drain to the sanitary sewer after being routed through a baffle-type oil/water separator <br />designed to City standards. Signs must be posted on the site-limiting car washing to the designated <br />area only. The tenant lease or rentai agreement must contain a clause prohibiting car washing on <br />the site outside of the specially designated area. A covenant must be recorded and signed by the <br />owner stating that such a clause will be written into the tenant leases andlor rental agreements. In <br />addition, a note stating that car washing is only permissible in the designated area must be included <br />on the storm drainage plans. <br />23. As an alternative to the specially designated car washing area, hose bibs can be eliminated from the <br />site or tenant access to them prevented. If this option is exercised, the tenant lease or rental <br />agreement must contain a clause prohibiting car washing on the site. A covenant must be recorded <br />and signed by the owner stating that such a clause will be written into the tenant leases and/or rental <br />agreements. In addition, a note stating that the car washing is prohibited on the site must be added <br />or the storm drainage plans. <br />
