29. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the following: <br />30. A landscape strip a minimum of twenty (20) feet wide must be provided in the front yazd <br />setback arca along the 9th Avenue West street frontage, except for the driveway. This <br />area shall be planted with Type ![I landscaping. <br />31. A landscape strip a minimum of ten (]0) feet wide must be provided along 100th Street <br />S�'V street frontage, except for the driveway. This area shall 'oe planted with Type III <br />landscaping. <br />32. A landscape strip a minimum of five (5) feet wide must be provided along the south and <br />east property lines where the property abuts the R-3 zone. This area shall be planted <br />with Type II► !�ndscaping. <br />33. A minimum of 1,525 square feet of landscaping shall be provided in the interior of the <br />parking lot for the 66 parking stalls. Landscape areas must be planted and locaced pe� <br />Section 35.OSOE of the Zoning Code. <br />34. Prior to issuance of any permits, landscaping plans must be reviewed and appr rved by <br />the Planning Department per Section 35.100 of the Zoning C�de. The landscaping plan <br />must show location and dimensions of required vegetated swales, wetponds, detention <br />ponds, rockeries and retaining walls, and grading at 2 foot intervals. Irrigation systems <br />must be provided in all landscapeti areas per Section 35.130 of the Zoning Code. A 2 <br />year maintenance assurance device must be provided for the landscaping per Section <br />35.130B ofthe Zoning Code. <br />35. A minimum of 4,800 square feet of open space is required on the site per Section 15.030 <br />of the Zoning Code. Calculations for open space areas must be provided on the plans <br />submitted for Building Permits. Landscaping in the parking areas and setbacks shall not <br />be counted in meeting this standard. NOTE: In multiple-family developments with <br />more than one building, the areas between buildings shall be used for required open <br />space, and the parking and circulation areas shall be located at the perimeter of the site. <br />The Conceptual Site Plan dated July 9, 1998 meets the open space requirement per <br />Section 15.070.G of the EMC. <br />36. On-site recreation facilities must be provided per Section 15.110 of the Zoning Code. In <br />order to determine recreational impacts, the applicant must provide the unit sizes for the <br />proposed 32 multiple family units. Prior to the issuance of Building Permits, the <br />Planning Department must approve a plan for on-site recreation facilities. As part of the <br />building permit application, the Applicant must submit a recreation plan including <br />standards and specifications for recreation areas and equipment, both inside and outside <br />the building, including pictures of proposed equipment. If sufficient information is not <br />known at time of submittal for building permits, minimum specifications or exanples <br />must be provided. Prior to the issuance of Building permits, the Planning Department <br />must approve a plan for on-site recreation facilities. Tot lots must be located in central <br />areas, where adequate supervision of children can be provided. <br />
