16. The roadway shall be 22 feet wide in order to provide two, 11-foot driving lanes. <br /> 17. A sidewalk shall be installed on the north side of the interior roadway as shown on the <br /> revised site plan. In addition, a sidewalk shall be installed along the south side of the <br /> roadway from Upper Ridge Road to the building labeled"4-ADA." <br /> 18. Off-street parking along the access road shall be via Type I driveways, per City Standards. <br /> 19. The project must provide two loading areas for Paratransit access; one on each end of the <br /> project site. Loading in the cul-de-sac on the east end of the site will be acceptable. <br /> 20. Provide a vehicle turnaround at the east end of the project site. The turnaround must be <br /> designed and constructed to City Standards and shall be approved by the Public Works and <br /> Fire Departments. <br /> 21. A sewer main must be extended along the unopened Meridian right-of-way to the east <br /> portion of the project. <br /> 22. A looped water main from 75th Street to Upper Ridge Road will be required to provide <br /> adequate fire flow to the site. <br /> 23. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1171-85 and subsequent revisions are applicable. These charges are based on <br /> projected water usage and can be substantial. Applicant is encouraged to obtain a copy of <br /> the Ordinance and determine estimated charges prior to Building Permit application. The <br /> actual charges shall be computed by the Public Works Department per the Ordinance in <br /> effect at the time and according to the information on the approved plans at the time of <br /> Building Permit issuance. <br /> 24. Fire lanes shall be provided as required in Everett Municipal Code Chapter 46.44. Fire <br /> lanes shall be identified by red curbs with white stenciling stating "NO PARKING - FIRE <br /> LANE", and vertical signs stating, "NO PARKING - FIRE LANE - TOW AWAY ZONE." <br /> The locations of these signs shall be approved by the Fire Marshal. <br /> 25. Premise identification and all required Fire Department access roads and fire hydrants shall <br /> be in service prior to commencement of construction. <br /> 26. A fire hydrant is required within 350 feet driving distance of every structure. Locations of <br /> fire hydrants shown on the site plan are acceptable. <br /> 27. The Uniform Fire Code requires that all new structures shall provide Fire Department <br /> access roads to within 150 feet of all portions of the ground floor. Fire Department access <br /> roads (Fire Lanes) shall provide a minimum of 20 feet of width of unobstructed, all-season <br /> driving surface with a minimum clear height of 13'6". Fire Lanes will be posted and <br /> maintained as required by the Fire Department. <br />
