16. The roadway shall be 22 feet wide in order to provide two, 11-foot driving lanes. 17. A sidewalk shall be installed on the north side of the interior roadway as shown on the revised site plan. In addition, a sidewalk shall be installed along the south side of the roadway from Upper Ridge Road to the building labeled"4-ADA." 18. Off-street parking along the access road shall be via Type I driveways, per City Standards. 19. The project must provide two loading areas for Paratransit access; one on each end of the project site. Loading in the cul-de-sac on the east end of the site will be acceptable. 20. Provide a vehicle turnaround at the east end of the project site. The turnaround must be designed and constructed to City Standards and shall be approved by the Public Works and Fire Departments. 21. A sewer main must be extended along the unopened Meridian right-of-way to the east portion of the project. 22. A looped water main from 75th Street to Upper Ridge Road will be required to provide adequate fire flow to the site. 23. Special charges for connection to the sewer and water systems in accordance with Ordinance 1171-85 and subsequent revisions are applicable. These charges are based on projected water usage and can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated charges prior to Building Permit application. The actual charges shall be computed by the Public Works Department per the Ordinance in effect at the time and according to the information on the approved plans at the time of Building Permit issuance. 24. Fire lanes shall be provided as required in Everett Municipal Code Chapter 46.44. Fire lanes shall be identified by red curbs with white stenciling stating "NO PARKING - FIRE LANE", and vertical signs stating, "NO PARKING - FIRE LANE - TOW AWAY ZONE." The locations of these signs shall be approved by the Fire Marshal. 25. Premise identification and all required Fire Department access roads and fire hydrants shall be in service prior to commencement of construction. 26. A fire hydrant is required within 350 feet driving distance of every structure. Locations of fire hydrants shown on the site plan are acceptable. 27. The Uniform Fire Code requires that all new structures shall provide Fire Department access roads to within 150 feet of all portions of the ground floor. Fire Department access roads (Fire Lanes) shall provide a minimum of 20 feet of width of unobstructed, all-season driving surface with a minimum clear height of 13'6". Fire Lanes will be posted and maintained as required by the Fire Department.
