the ordinance in effect at the time and according to the information on the approved <br /> plans at the time of building permit issuance. <br /> 5. City streets are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 6. A one year warranty is required on the pubiic improvement for an amount not less than <br /> 10% of the cost of construction and shall run for one year from the date of issuance of <br /> the first Occupancy Permit. <br /> 7. On-site watermain will be staked within an easement to the City. The easement will be <br /> submitted to the City prior to issuance of permits. <br /> 8 Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br /> Inspector. <br /> 9. Walkways must be provided that conn=ct each building to the City sidewa!k on 16th <br /> Avenue S.E. <br /> 10. Stormwater runoff from paved areas must be routed through a vegetated swale <br /> designed and constructed per City standards, prior;o discharge to the City's stormwater <br /> control pond. <br /> 11. Per City policies, seasonal limitations may be placed on land alteration activities. Land <br /> alteration activities are defined in the City's Design and Construction Standards and <br /> Soecifications as clearing, grubbing, excavation, filling, grading, and stockpiling. <br /> Determination of the exact seasonal limitation period requires site specific information <br /> generally not available untii the project design stage. However, preliminary analysis <br /> using the information available at this time indicates that land alteration activities on the <br /> project site may be restricted to the period between Aprii 1 and October 1. <br /> 12. A speciaily designated area will be required for wash.ing of cars by tenants of the <br /> complex. The area must be hydrologicaily isolated from the rest of the site, be covered, <br /> and washwater from the area must drain to the sanitary sewer after being routed <br /> through a baffle-type oil/water separator designed to City standards. Signs must be <br /> posted on the site limiting car washing to the designated area only. The tenant lease or <br /> rental agreement must contain a clause prohibiting car washing on the site outside of <br /> the specially designated area. A covenant must be recorded and signed by the owner <br /> stating that such a clause will be written into the tenant leases and/or rental agreements. <br /> In addition, a note si,ating that car washing is only permissible in the designated area <br /> must be included on the storm drainage plans. <br /> 13. As an alternative to the specially designated car washing area. liose bibs can be <br /> eliminated from the s�te or tenant access to them prevented. If this option is exercised, <br /> the tenant lease or rental agreement must contain a clause proh�biting car washing on <br /> the site. A covenant must be recorded and signed by the owner stating that such a <br /> clause will be written into the tenant lea�es and/or rental agreements. In addition, a <br /> note stating thal car washing is prohibited on the site must be adcied on the storm <br /> drainage plans. <br /> 7 <br />
