Prior to issuance of any permits, landscaping plans must be reviewed and <br /> approved by the Planning Department per Section 35.100 of the Zoning Code. <br /> The landscaping plan must show location of required biofiltration areas, rockeries <br /> and retaining walls, and grading at 5 foot intervals. Irrigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 year <br /> maintenance assurance device must be provided for the landscaping per Section <br /> 35.130 B of the Zoning Code. <br /> 33. A minimum of 14,850 square feet of open space is required on the site per Section <br /> 15.030 of the Zoning Code for the 99 units (150 sf per unit). Calculations for open space <br /> areas must b� provided �n the plans submitted for Building Pertnits. Landscaping in the <br /> parking areas and setbacks shall not be counted in meeting this standard. <br /> 34. On-site recreation facilities must be provided per Section 15.110 of the Zor.ing Code. <br /> For the 56 existing units which average 850 sf and the 43 units proposed which average <br /> 950 sf, the project will have a recreation impact of 2.41 acres.
