These are not SEPA <br />conditions but are associated with other laws or requirements. All requirements are preliminary <br />in nature, and are based upon the preliminary sile plan and the ordinance� !;� effect at time of <br />submittal for SEPA review. The proposai must comply with all ordinances in effect at the <br />time a complete building permit application is �led, including those not specifically set <br />forth herein. (Exception: For vesting under the Zoning Ccde, please refer to Section 44 of the <br />Zoning Code). Contact the Planning Department for information regarding appeals processes <br />for the requirements listed in this documeni. <br />4 Public Works Permit is required for this project. Detailed drawings in accordance witl� <br />Cily Design and Construction Standards shall be submitted to the Putlic Works <br />Department, showing site parking layout, land=caping, utilities, storm d�ainage, temporary <br />construction erosion control, and all required improvements in the public right-of-way. <br />Public Works Department approval of these drawings is required prior to any permits being <br />issued. All improvements shall be compieted, approved and warranted before the <br />Occupancy Permit is issued/final approval is granted. <br />2. In accordance with the City's Traffic Mitigation Ordinance, a traffic mitigation fee in an <br />amount of $7200.00 shall be paid prior to the issuance of building permits. <br />3. Full standard half street improvements are required to 18'" Avenue West, including but not <br />limited to curb, gutter, sidewalks, street widening and drainage coni�ol per City Design <br />Standards. <br />4. This project shall extend the existing 12-inch water main in 18'" Ave�ue West from its <br />current end point south of this parcel across its frontage and connect it to the 8-inch stub- <br />out at the north driveway to the Augusta Woods project. <br />5. This project shall extend the existing 8-inch sewer main in 18'h Aven;:e West from its <br />current end point south of this parcel across its frontage. <br />6. Parking must be per City Zoning Code and City Design and Constniction Standar•�s for <br />Development. An additional 4 stails of on-site visitor parking is recommended. <br />Any grading/fill on this site shall be done so as to not impact the surrour�ding properties. <br />8. This project must comply with the current City of Everett Building Code and Sprinkler <br />Ordinance. <br />
