Special charges for connection to lhe sewer and water systems in accordance with <br />Ordinanc2 1998-94 and subsequent revision are applicable. These charges are based on <br />projected water usage and can be substantial. Applicant is encourared to obtain a copy uf <br />the Ordinance and determine estimated charges prior to building permit application. The <br />actual charges shall be computed by the Public Works Depariment per the ordinance in <br />effect at tr,e time and according to the inforrr,ation on the approved plans at the time of <br />building permit issuance. <br />10. Lack of comment on the plans s�bmitted with the application does not constitute approval <br />of these plans. <br />11. City streets and alleys are to be kept clear of dirt and debris at all times during <br />construction. Dust suppression ard street cleaning musl occur as directed by lhe Public <br />Works Inspector. <br />12. A Per;ormance Guarantee shall be posted for an amount not less than 120% of the <br />estim�ted cost o' construction for public street and uiility improvements prior to any <br />building permit being issuec!. <br />13. A one year warranty is required on :he public street and utility improvement for an amount <br />not less than 10% of the cost of construction and shall run `or one year from the date of <br />final approval/issuance of the first Occupancy Permit. <br />14. As-builts of storm sewer, sanitary sewer, and water systems will be required to be <br />submitted per City Design and Construction Standards and Specifications for <br />Development. <br />15. A permit is required for the destination of the fiA. <br />i6. A walkway must be provided from the buildings to the public sidewalk. <br />17. Stormwater runoff rates must be controlled in accordance with City standards. <br />18. Treatment of s!orm water runoff from paved areas must occur, per Cit� standards, �rior to <br />discharge of the storm water from the site, or to a stream, wetland, or underground <br />infiltration system. Storm :^�ater treatment is required when 5,000 square feet or more of <br />pavement is created by a projecl. <br />19. The options (or storm water treatment for thi� project are: <br />a) a wet�ond <br />b) a coustructed wetland <br />c) a SMI StormFilter, wilh pretreatment <br />20. All storm water facilities shall be designed in accordance tiilh current and applicable City <br />standards and/or design policies. <br />21. Per City policies, due to the proximily of the site to environmentally sensitive areas, <br />seasonal limitations may be placed on land alteration activities. Land alteration activities <br />are defined in the City's Design and Construction Standards and SpEcifications as <br />clearing, grubbing, excavation (illing, grading, and stockpiling. Determination of th? exact <br />seasonal limitation period requires site-specific information generally not available until the <br />project design stage. However, preliminary analysis using the inFormation available at this <br />time indicates that land alteration activities ori the project site may be restricted fo the <br />period between April 1 and October 1. <br />
