22. A specially designated area will be required for washing of cars by residents of the project. <br />The area must be hydrologicaliy isolated from the rest of the site, be covered, and <br />wa�hwater from the area must drain to the sanitary sewer after being routed throuyh a <br />baffle-type oii/water separator designed to City standards. Signs must be posted on the <br />site-limiting car washing to the designated area only. The project covenants must contain <br />a clause prohibiting car washing on the site oulside of the speciall�� designated area. If <br />units are to be rented, the covenant shall state that a clause re�tricting vehicle washing on <br />the site to the designated area oniy will be written into the tenar�t leases and/or rental <br />agreements. In addition, a note stating that car washing is oniy permissible in the <br />designated area must be included on the storm drainage plans. <br />23. As an alternative to the specially designated car washing area, hose bibs can be <br />eliminated from the site or residenl access to ihem prevented. If this option is exercised, <br />the project covenants must contain a clause prohibiting car washing on the site. IF units <br />are to be rented, the covenant shall state that a ciause prohibiting vehicle washing on the <br />site will be written into the tenant leases and/or rental agreements. In addition, a note <br />stating that car washing is prohibited on the s�te must be added on the storm drainage <br />plans. <br />24. The project covenants must also contain a clause prohibiting vehicle maintenanre on lhe <br />site. If units are to be rented, the covenant shall state that a ciausa prohibiting vehicle <br />maintenance on the site will be written into the tenant leases and/or rental agreements. A <br />note stating that vehicle maintenance is prohibited on the site shall be included on the <br />storm drainage plans. <br />25. The stream on this site may or may not flood portions of the preperty during large storm <br />events. Finish floor elevations of residences must be a minimum of two (2) feet above ti�e <br />100-year water elevation. Determination �f the 100-year flow and correspcnding water <br />elevation will be the responsibili2y of the applic2nt. <br />26. Information for developer: <br />Table 1-5.7 of the City's Stormwater Management Manual contans an error in the "n" <br />values for sheet flow. The column of values shouid read "0.011, 0.05, 0.15, 0.24, 0.41, <br />0.13, 0.40, 0.80". <br />27. Requirement for Mainte�ance `JVarranty Bond - after satisfacto�y completion of the <br />detention/retention or other drainage treatmenUabatement facilities and release of any <br />performance bond by the city, the developer constructing the drainage facilities must <br />satisfdctorily maintain the facilities for a two-year period. A maintenance warranty bond in <br />an amount equal to 10% of the cost of construction of the drainage facilities must be <br />posted and maintained througr�out the two-year drainage facility maintenance period. This <br />bond may be used b�r the city to correct deficiencies in maintenance of the drainage <br />facilities. In addition, the warranty bond shall cover the cosl of design defects and/or <br />failures in workmanship of the facilities throughout the lwo-year maintenance period. <br />Alternatively, an equivalent cash deposit to an escrow account administered by a local <br />bank designated b�� the city mav be acceptable. The construction plans must be designed <br />from a site survey performed by a licensed State of Washinyton land surveyor. <br />28. Parking must be per City Zoning Code and Cily Design and Construction Standards and <br />Specifications. For the eight (8) unit project proposed, a minimum of 16 parking stalls are <br />required. A minimum of two (2) handicap spaces must be provided. <br />
