promptly and adequately, or fails to maintain the Premises in good condition and repair, Landlord may <br /> make repairs and Tenant shall pay promptly the reasonable cost thereof.The right of Landlord to make <br /> such repairs shall be without prejudice to any rights it may have because of Tenant's failure to make <br /> such repairs, <br /> OUTSIDE CONTRACTORS <br /> As a condition of conducting business at HET, all contractors/vendors must meet the standards set forth <br /> by the facility, including, but not limited to, supplying proof of license and current insurance. HET must <br /> review and approve, in advance of any work performed, all contracts by said contractors/vendors. <br /> Deliveries&set up& break down plans must be coordinated within two weeks prior to date of event <br /> HET staff. <br /> ADMISSION & PROMOTION <br /> The User is responsible for all reservations and admission to the event.The User is also responsible for <br /> all marketing and promotion of the event. HET must give final approval to any and all advertising <br /> pertaining to public events held at the Facility. HET will appear in all publicity;the address shall be given, <br /> and shall be listed as "The Historic Everett Theatre" and, at least, Theatre's website MUST be placed on <br /> all posters/business cards/flyers that are promoting the show. The website is: <br /> www.historiceveretttheatre.org <br /> SIGNAGE <br /> Signage:All additions or changes to Tenant's signage on the exterior of the premises shall be subject to <br /> prior written approval by Landlord, and shall be further subject to any rule or government regulation. <br /> Landlord also reserves the right to restrict the usage of temporary and/or permanent window signs and <br /> advertisements, and to require their removal, in the event that Landlord determines that the signs or <br /> advertisements are offensive, inappropriate or inconsistent with usage of Theatre by other tenants or <br /> customers, in the sole judgment of Landlord. <br /> SETUP <br /> HET reserves the right to make adjustments and changes in any setup arrangements for safety or extra <br /> cost requirements.The User may not physically alter the existing space. Electrical extension cords must <br /> be approved by HET PRIOR TO INSTALLATION. HET allows 4 hours for EXTERIOR set up &take down of <br /> rentals included in user's hourly rate.Time needed beyond that will be billed at$100 per hour. Rates for <br /> HET Staff to move or rearrange furniture and accessories or any other needs will be billed at a rate of <br /> $25 per man-hour <br /> ENTERTAINMENT <br />
