_ 7 <br />A fence will be required along the edge of the wetland <br />buffer on proposed Lot 1. The purpose of this fence will <br />be to prevent further degradation of the wetland and <br />buff�r. The fence must be in place prior to commencement <br />of. any construction activity on this lot. <br />8. Pr:or to final approval, the environmentally sensitive <br />por:ion of proposed Lot 1(i.e., wetland buffer) must be <br />placed within a protective covenant. This area must Le <br />surveyed and leqally described in a manner ecceptable to <br />the Plannin9 Department. A note must be placed on the <br />final mylar stetinq that "No grading, filling, <br />alteration, or placement of structures will be allowed in <br />this area except as permitted in the terms of approval <br />for this short subdivision." There shall also be a note <br />statinq "all structures must be set back from the edge of <br />the wetland buffer a sufficient distance to allow for <br />accese to and maintenance of the rear of the buildinq." <br />_ g. Building permit applications for both residences on the <br />site must include detailed pinns prepared by a qualified <br />construction engineer. Such plans shall be reviewed by a <br />qualified soils engineer and must be consistent with the <br />recommendations of the soils report dated March 27, 1991. <br />Such plans shall contain provisions for special <br />foundation desiqn, including the use of deep-seated, <br />auger driven pilinqs, or equivalent as dstermined by a <br />soils engineer, to support the structure. <br />- 10. In lieu of upqrading the existing water main in 107rd <br />Place, the Fire Mershal will require that residences be <br />sprinklered in accordance with Uniform Fire Code <br />requlations. Please contact the Fire Mershal at 259-8726 <br />for information. <br />11. A new fire hydrant is required within 350 feet driving <br />� distance of the furthest residence. The location and <br />desiqn must be approved by the Fire and/or Public Works <br />Departments. An equipment turnaround also must be <br />provided per Uniform Fire Code Requlations. Please <br />contact the Fire Marshall for details. <br />- 12. The addresses of all residences must be posted in a clear <br />and visible manner on or near any new structures. <br />INFORMATION FOR THS DEVBLOPER: <br />- 1. The City of Everett Subdivision Ordinance requires <br />underground wirinq for power lines, telephone wires, <br />television cables, fire alarm systems, or other <br />communication lines within residential subdivisions and <br />short subdivieions. The developer should review EMC <br />Section 18.24.210 prior to arranging service with the <br />respective utility companies. <br />_ 2. GTE Northwest, Inc. has reviewed this proposal and <br />indicates that there are existing telephone facilities in <br />this area for new customers.
